A luxury estate in the north of Vienna. At the end of the driveway, which at first glance leads deep into the forest, one of the most beautiful estates you can imagine is hiding. The wildlife around the estate is cleverly tamed.

Here you can live and work serenely and enjoy the rich variety of luxuriously presented flora — right up to your own fruits and vegetables that grow in your private garden. In addition to various herbs and vegetables, you will find roses, hydrangeas, and many other flowers. The area is so large that you can break the golf course between the old trees.

Since the owner appreciates privacy, guests can comfortably stay in the next house. For staff there are also separate house.

A territory of 35,000 m² is allocated for a mansion, a guest house, a gardener's house, a swimming pool and a bowling alley. There is also a closed garage for two or three cars and a carport for another two or three cars.

Two hectares of land belong to the seller, another half a hectare is leased by the local agricultural community for a long time.

This country house was built by architect Max Kropf around 1910 in the tradition of the old hunting lodge. The excellent location of the terrace with columns creates a cozy, welcoming atmosphere.

On the 450 m² living space of the main house, located on three floors, there are several living rooms, a fireplace room, an office, a modern kitchen, a master bedroom with a bathroom, two children’s rooms and one guest bedroom. There are three more small bathrooms and a total of six toilets.

The second house has a living room, a kitchen, three toilets and a large bathroom. The gardener's house has an area of about 80 m² and is equipped with a shower and a toilet, there is also an attic here.

Location and nearby infrastructure

Today, many people are looking for a peaceful place where you can truly relax from the hustle and bustle. You can satisfy this need for your new home not so far from the city: just 25 minutes from Swedish Square (Schwedenplatz) and 15 minutes along the highway, and here you are at home. If you travel frequently, Vienna Airport is 40 minutes away. In addition, well-developed public transport.

Despite the fact that the house is actually located in the forest, you will find a very good infrastructure around: a grocery store, a post office, and a tobacco shop. The nearest city, Oberrorbach, is 7 minutes away, where you will find shops, banks, supermarkets, pharmacies, bakeries, butchers, a hardware store and a garden center, as well as medical offices and farm outlets. In the surrounding villages, weekly markets are open on Fridays and Saturdays. A primary school and kindergartens are located directly in the village.

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
