The house is located on a plot of 2200 sq. m. It consists of three bedrooms, a kitchen- dining room, a bathroom with shower, an entrance hall. In 2012, cosmetic repairs were made, electrical wiring was replaced. The house is equipped with central water supply and sewerage. There is a basement with a ceiling height of about 1.9 m. Sometimes it is a popular Bulgarian village. The most preferred and sought-after village of all the villages around Sunny Beach. Sometimes is a small village located in the southeastern part of Bulgaria. It is part of the municipality of Pomorie.

It is located at a distance of about 45 km from Burgas, 25 km from Pomorie and 15 km from Nessebar. Sofia, the capital of Bulgaria, is about 345 km away.

The Khadzhiyska River flows near the village and there is a reservoir ”Sometimes“. The village is located at an altitude of 90 m above sea level. The climate here is continental, with a strong influence of the Black Sea. It is characterized by mild winters and warm summers. The average temperature in July is 24 C.

A regular bus line sometimes connects with the resort of Sunny Beach, Nessebar, Pomorie and Burgas.

Water supply and power supply systems have been installed in the village. A number of mobile operators offer their services, there is Internet and cable TV. There are several shops, cafes and guest houses, there is an elementary school, a kindergarten, a post office and a cultural center, a football field.

  • Can I get a mortgage abroad?

    It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.   • How does the purchase procedure work?

After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

  • Can a residence permit be obtained by buying property?

    In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain and Latvia offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Turkey passport by buying a property worth at least $400,000.
