The expected yield from the rental of one apartment is from 3% to 4.5% (depending on the area and cost).
Notary (state registration) is 1,5 – 2%.
Acquisition tax is 6%.
Brokerage fee is 4% + VAT 19% (total 4,76%).
The cost of ownership
The cost of the services of the management company will be about 15,000 €/year. The management company is ready to sign a contract for 5 years + extencsion options.
The property is located on campus, in the federal state of Hessen. More than 30 thousand students study here, therefore there is a great demand for such apartments.
The shopping center can be reached in 5 minutes, the city center, all universities and the central station can be reached by bike in about 10 minutes.
