The property consists of two buildings with residential-accommodation function (545 sqm), an outbuilding (30 sqm), a large recently built cellar (1,550 sqm) and two small annexes (209 sqm) used as a warehouse and/ or technical rooms. The main villa (250 sqm) is spread over two floors: — Ground floor: living room, kitchen, dining room, bedroom and bathroom. — First floor: 4 bedrooms and 3 bathrooms A second farmhouse (295 sq m) hosts the property's restaurant on the ground floor (190 sq m), complete with kitchen and capable of hosting up to 60 people, while on the first floor (105 sq m) there is an apartment. The dependance (30 sqm) is instead a small two-room apartment consisting of a bedroom with kitchenette and a technical room. The cellar (1,550 sq m) is spread over three floors: — Basement: barrel room and warehouses for storage; — Ground floor: wine-making rooms, warehouse, panoramic tasting room, office and toilets; — First floor: offices for the business. The property includes two buildings for agricultural and technical use: the first (190 sqm) is a shed for machinery and tools (as well as a small warehouse), while the second (19 sqm) is a warehouse for irrigation equipment. STATE AND FINISHES The property is in excellent condition, mainly thanks to the restorations carried out between 2002 and 2004 on the existing buildings, while the cellar was built in 2004 from scratch. The structures have stone walls typical of farmhouses in the Umbrian and Tuscan countryside and even inside those highly sought-after features of these properties have been preserved: we therefore find wooden beams, terracotta floors and decorated stone fireplaces. The cellar, on the other hand, of more recent construction, is more spartan and has been designed to guarantee the best possible working environment, with all that is necessary for the production of wine. EXTERIOR The property (excluding the surface of the buildings) extends for 79.2 hectares. Of these, 16.6 ha are covered by vineyards. Then follows an entirely organic olive grove (Leccino, Moraiolo and Frantoio varieties) of 4.7 hectares which allows the production of an excellent extra-virgin oil. Finally, we find 3.6 hectares of arable land and 54.3 hectares of wood for cutting usable according to the regulations in force for the production of firewood. There is a small natural reservoir for the irrigation of fields and gardens. Given also its partially agritourism vocation, the property has a garden of 1.3 hectares on which there is a 10 x 5 m swimming pool.
