BANJOLE! Spacious terraced house is located in Banjole, only about 500 m from the sea and beaches, and 200 m from the center. Banjole is 14 km away from the city of Pula, and 14 km from the airport. It consists of three residential units, a basement and a large office space. The apartment on the ground floor consists of an entrance hall and veranda, a large space within which are the kitchen and dining room. From this space you go to a spacious bedroom on one side, and the other two bedrooms and a bathroom on the other. From the dining room there are internal stairs to go upstairs, but for now only the external ones are used. The dining room also has access to a large indoor winter terrace and an outdoor terrace with beautiful sea views. From this terrace you go up the stairs to part of the garden and two large basement spaces (technical room, laundry, and office space). At the back of the house is a part of the garden, but all tenants use most of the garden, which is owned by Hrvatske šume, so the owner of this house owns an olive grove. At the front of the house, where there is also a small part of the garden, there are external stairs that lead to the other two apartments (one on the 1st floor and the other in the attic). Both have beautiful balconies with panoramic sea views. House for sale fully equipped with furniture and equipment. Heating is regulated by a central gas system, while the apartments on the first floor have air conditioning. The carpentry is mostly wooden. The house was built in 1992 (renovated in 2005), maintained, but needs renovation. Importantly, the house has no moisture and keeps warm in winter. It is ideal for a family who wants to engage in tourism and who has the necessary business space or more housing units.

  • Can I get a mortgage abroad?

    It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.   • How does the purchase procedure work?

    The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

  • Can a residence permit be obtained by buying property?

    In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Turkey passport by buying a property worth at least $400,000.
