Built upon a 4200m² plot, and designed solely by the owners this superb 5 bedroom villa has been immaculately maintained with the first floor having never been occupied. Located on the edge of Tremithousa offering stunning views from the terraces surrounding the villa, the property is located on a private road with no through access therefore the villa is very private with only 1 villa in the surrounding area. The front of the house is grand with a very large room to the left of the entrance which is purpose built to house a gymnasium or children's playroom, or could be easily converted into a covered garage. The entrance of the villa leads into a large open plan area with lounge to the right underneath a magnificent high beamed ceiling with open plan fireplace and revealed stone wall making a central feature of the room with steel chimney built into the construction. The stone used on the villa is traditional and was brought especially from the village to provide character and style. The dining room is between the lounge and kitchen and has patio doors leading out to the large garden. The kitchen is separated by solid wooden sliding doors and is beautifully designed with a fully fitted large kitchen with eye level oven, double fridge freezer, separate hob and additional breakfast bar area. There is a second smaller kitchen area with oven, gas hob and fridge freezer along with additional sink and cupboard space. There is a master bedroom on the ground floor complete with en-suite bathroom with a guest toilet and additional maids bedroom with en-suite shower room completing the ground floor. The granite stairs lead up to a huge first floor with a beautiful master suite complete with walk in wardrobe, en-suite bathroom and sauna room. There is access to a large veranda via patio doors with exceptional views. The elevated position means there is less humidity at this property than lower in Paphos. The second and third bedrooms have access to a large shared veranda and there is family bathroom on this floor between the two rooms. There is a separate utility room next to the master suite which leads out to the veranda that surrounds 2 sides of the villa which gives breathtaking mountain and sea views.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
