Custom designed 5 bedroom villa of 330 square meters situated on a plot of 5.500 square meters with a 10x5 meter swimming pool and a mature and beautifully developed garden for sale. The property has a nice view towards the mountains to the north. The property is located outside the city in a quiet location about 15 minutes drive from downtown Nicosia, about 40 minutes from Larnaca airport and five minutes from the newly opened Nicosia Mall. There are also several good and prestigious private schools with English as their teaching language within 10 minutes drive, in addition to the public schools. The villa consists of a main house of about 220 square meters, a double garage and a separate guest apartment. Open plan large kitchen/ family room with a fireplace. Large living room/ dining room with a fireplace, main entrance. Two good sized bedrooms with individual walk-in closets and bathrooms with showers. Large master suite with a fireplace, two large walk-in closets, a large bathroom with double vanities, jacuzzi, separate shower with multiple shower heads and also a separate toilet. Separate office connected to the master suite that has its own entrance. This could also be used as a nursery or an extra living space. Laundry room. Double garage of about 55 square meters with direct kitchen entrance. Separate guest apartment maid's quarters with its own entrance of about 55 square meters. The guest apartment consists of a kitchen/ living room, a bedroom with a walk-in closet and a bathroom with a bathtub and shower. The house has air conditioning in all living spaces and bedrooms and all bathrooms have electric floor heating. The house is a timber frame construction covered with natural stones. All the walls and ceilings are insulated. This makes the house energy efficient and the house is quite cool in the summer and warm in the winter without doing much cooling or heating. The natural stone also reduces the need for external maintenance. All walls and ceilings inside, as well as all external painted areas, were renovated late 2017 and early 2018. On the garden side of the house there are two large covered verandas, each of about 45 square meters. Property is sold together with a separate office complex. The office complex is located away from the house and partially covered by trees. The complex consists of four pre-fab buildings, each measuring 29,5 square meters. Building 1 consists of a reception, kitchen and bathroom with shower, building 2 is one open room with a fireplace and is currently used as a large office, building 3 has three office spaces in two rooms, a toilet and a computer room and building 4 is one open room that is currently used as a conference room. The four buildings are placed in a ldquo; ringrdquo; and thus create a courtyard in the center. The courtyard is currently not in use, but could be developed into an outdoor workspace, conference room or eating area. Approximately 2.000 square meters of the land is not developed, but was planned used as a parking space for the office.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
