Absolutely exceptional living in a quiet area of Posázaví, a 40-minute drive southeast of Prague. The unique project offers seven wooden buildings in passive or low-energy design designed to fit sensitively into the picturesque landscape and at the same time provide comfortable living. Premium living in an ecological spirit combines respect for nature with the latest technologies. All houses are designed in a passive or low-energy standard, with an unmistakable green roof, heat pumps, root scrubber, underfloor heating and air recuperation, all complemented by beautiful architecture and design. The design and layout of the house can be customized to your specific requirements. Wooden buildings use all available modern ecological technologies. The houses are designed as a diffusely open structure, which guarantees not only a healthy indoor climate, but also pleasant acoustic properties. They are perfectly insulated with mineral wool and equipped with an energy-saving heating system, with an air/ water heat pump and hot water underfloor heating. Fresh and clean air in all weathers is provided by a sophisticated air recuperation system. Electric outdoor blinds provide the desired shading and coolness during hot summer days, while allowing an unobstructed view of the surroundings. All this is a guarantee of year-round thermal comfort. Care and consideration for nature accompanies every element of the whole project. An already built root wastewater treatment plant filters all wastewater as part of a sophisticated water management system. Purified wastewater and rainwater drained from roofs will be used as utility water for watering gardens. The root scrubber is built of gravel and sand from nearby quarries. Dry walls are composed of stones excavated during the construction of utilities. The offered house A2 is located on a plot of 1130 m². In addition to the construction of the house itself, the price includes a terrace of 13 square meters, a garage of 36 square meters and a garden house of 15 square meters. The house consists of two floors, ground floor and attic. More information can be found in the attached floor plan. The garage shed and garden house can be built afterwards. The unique environment is perfect for relaxation. The river Sázava, but also its surroundings offer many opportunities for active recreation not only for lovers of walking, canoeing and cycling. Golf fans will appreciate that one of the most beautiful Czech golf courses, Panorama Golf Resort, is only a 30-minute drive away. Only 40 km from the outskirts of Prague near the town of Sázava. There is a railway station Samopše by the river, where the famous Posázavský Pacific stops. You can comfortably continue by train through Čerčany to Prague. From Samopší it is only one station to the town of Sázava, where you will find all civic amenities, from kindergarten and primary school through shops, health center and other services. The town of Sázava can be reached by car in 15 minutes. For more information, contact your broker, we arrange a tour, even online

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
