We would like to offer for sale a beautiful cottage 3 + kk in the Felinky recreational area near the village of Ostrá located in the Central Bohemian Region. The usable area of the cottage is 86 m² + 400 m² of land. Layout of the cottage and its features: This is a two-storey wooden cottage 3 + kk, which you can live all year round. The kitchenette is equipped with all appliances including a refrigerator, induction hob, dishwasher, oven, microwave and extractor hood with outside ventilation outside the cottage. Underfloor heating in the hallway, bathroom and toilet. The heat in the house is provided by a glass fireplace for solid fuels, which is located in the living room. The cottage is equipped with a digital antenna and television. The electrically operated 6x4m awning will provide you with comfortable shade during hot days. The actual dug well on the plot is connected to the cottage and connected in the kitchen to a 4-process purifier, which produces drinking water. The rest of the cottage (kitchen sink, bathroom with sink, bath and toilet) is connected via carbon particulate filters, UV emitter and water heating is provided by a boiler. An irrigation device is installed on the entire area of the plot, which is connected to water from a well. Waste is solved in an ecologically and above-standard efficiently suitable combination of a 3-chamber septic tank and a follow-up ”root treatment plant“ which naturally treats wastewater into utility water, which is then discharged to a ”wastewater treatment plant“. This eliminates the need and obligation to regularly balance the septic tank. Insect screens and hand-forged safety grilles from the blacksmith are installed on all windows and doors of the entire building. The land is covered with a hedge and thus ensures ”absolute peace“ from neighboring buildings. The cottage is secured and connected to a security system with an acoustic siren and automatic sending of SMS messages to a mobile phone. On both sides, the cottage is equipped with halogen lights with automatic start sensor. Security camera system that guards the area around the cottage with the help of 4-color cameras with night vision and automatic storage of long-term recordings on a data disk, which is activated by movement. You can either play back the stored recordings on the installed TV or play them online for review. Don't miss this unique opportunity and contact us for more information and to arrange a tour date.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
