The house with a layout of 4 + kk with a balcony, cellar and garden is located next to the forest, in a very quiet part of the village Radějovice. The total floor area of the house of 109 m² consists of two floors. On the first floor 60 m² there is a living room connected with a kitchen, two bedrooms, a bathroom and a toilet. From the kitchen, stairs lead to the attic of 49 m², whose height is 165 cm and there are slopes. Due to the low ceiling, the attic can only be used as a warehouse or as a bedroom. Part of the house has a basement. In the cellar of 12 m² there is a boiler and also serves as a laundry — washer and dryer. It is an insulated wooden building, which was originally a cottage and enlarged by an extension. For this reason, the house does not have a descriptive number, but only a registration number. However, a family has lived here for a long time and the house can be used for permanent living or just for recreation. There is also the possibility of an extension, which was used by the surrounding residents. Heating is currently solved by a fireplace and is ample. Waste is handled by a septic tank. There are very low costs. Cooking is currently provided by a gas bomb, but there is a ready socket for induction. The property may remain furnished — depending on the agreement. The waste is transported to 700 m distant bins. The total land area is 442 m², built-up area is 60 m², garden area is 382 m². In the garden there is a garden house, which currently serves as a workshop and kennel for the dog. There is also a pergola or swimming pool. There is a 23 m deep borehole on the plot, which is connected to the house. The house is also connected to the municipal water supply, which will be put into operation in the fall. The property is located about 20 minutes from the center of Prague, 15 minutes from the metro station — Budejovicka, 5 minutes from the D1 motorway and there are two ”forest“ roads that are maintained in winter. One in the direction from Radějovice, the other from Horní Jirčany. One of the roads will soon be asphalted almost to the plot. Civic amenities are located in nearby Jirčany (1.6 km), where you will find several pubs, restaurants and shops or in Jesenice (3.5 km), where there are e. g. Lidl and Billa. At a distance of 9.5 km there is a business zone Čestlice (Makro or Aquapalace Prague) The house is suitable for all who are looking for housing or a cottage for recreation in a very quiet location, near Prague. I recommend a tour of the property and its surroundings. The energy label of the building is not currently available, therefore we state the energy efficiency of class G.

      • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.
