We exclusively offer a luxurious, spacious, bright, air-conditioned, duplex apartment 5 + kk with a roof terrace located on the 7th and 8th floors of a brick building from the early 20th century, with a modern elevator, on Žerotínova Street in Prague 3 Žižkov. Housing unit with a total size of 169 m² (148 m² apartment + 18.8 m² terrace + 2.2 m² balcony) consists of two floors. On the first floor there is an entrance hall 4.8 m², dining room with kitchenette and staircase 38 m², walk-through living room 21.2 m², separate room 14.7 m², bathroom with toilet 4.7 m² and three chambers 4.7 m², 3 m² and 0.7 m². The room has an entrance to the balcony, which is oriented southwest to the courtyard. On the second floor there is a gallery with a staircase of 15.3 m², two separate rooms 15.4 m² and 13 m² and a bathroom with toilet 11.5 m. In one of the two rooms there is access to a terrace with panoramic views of Prague. The terrace is built on a raised solid steel structure and its floor is made of modern wood-plastic composite (WPC) with a long life. The railing is made of safety two-layer (2 cm) tempered glass with an opaque tinted foil and a height of 120 cm for maximum safety and privacy. It offers a view of the National Monument in Vítkov, Prague Castle, the Žižkov Tower or the silhouette of the Strahov Stadium on the horizon together with the Petřín Lookout Tower. The orientation of the terrace to the northwest provides a unique experience when watching the sunset or New Year's Eve fireworks. The kitchen is equipped with built-in appliances. The apartment is sold furnished, including all furniture — it depends on the agreement with the new owner. The property is located in an excellent location with all amenities and excellent transport links. In the vicinity there are schools, kindergartens, restaurants, shops, sports grounds, fitness — in short, everything we can think of, we are located in the center of Prague. It is a quiet and peaceful street with lots of greenery, between the parks Vítkov and Parukářka, which offers great use of free time. 400 m from the house there is a tram stop Biskupcova (lines 5, 9, 10, 11,19, 30, 95, 98, 133, 908 and 909), from which you can get in 9 minutes to the main railway station or 12 minutes to Wenceslas Square. Parking is then possible in front of the house in the blue zone. Visitors can use the nearby paid large parking lot, or several white parking spaces in the area. The apartment was built as an attic extension in 2009. It does not include a garage or cellar. However, the cellar is sufficiently replaced by 3 spacious chambers in the apartment. The house has a VDSL connection, which provides digital TV and high-speed internet from various providers (including Vodafone 1 Gb/ s). An external company takes care of the cleanliness of the house and the operation of SVJ, which results in carefree living and positive management of SVJ. The apartment unit is in personal ownership and can therefore be financed with a mortgage loan, which we will help you arrange for free purchase under the best market conditions.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
