The house intended for complete reconstruction, 4 + 1 with a cellar, garage, shed and large garden is located in a quiet part of the village Čerčany, located 20 minutes from Prague, in the district of Benešov. The total floor area of the house 130 m² consists of two floors. On the first floor there is an entrance hall, a corridor with access to the cellar and a staircase to the upper floor, a walk-through kitchen with access to the living room, bedroom and bathroom. From the bedroom you enter the bathroom. From the living room there is access to the terrace, which is adjacent to the garden of the neighboring house. However, the current layout offers many other solutions. On the second floor there is a hallway and two rooms. Above the second floor is also the attic, which can be used as storage space. In its current state, the house is uninhabitable and is intended for complete reconstruction. Heating is solved by a solid fuel boiler and a spacious cellar serves as a coal storage. However, there are many more modern types of heating and the cellar could have a different use. Next to the house there is a garage of 21 m² and a shed of 41 m², in which there are 3 separate rooms. The shed can be used as a warehouse, workshop, for animal husbandry or, for example, conversion into a guest house, etc. The total land area is 776 m² and there is a garden with mature trees. At present, the garden is quite neglected and overgrown, but it has a huge potential and a large number of uses. Čerčany has excellent transport accessibility to Prague. There is a direct train that takes you to Prague's main railway station in about 50 minutes or to Benešov in 9 minutes. The train station is located 470 m from the house, ie about 5 minutes walk. You can then get by car in 10 minutes on the D1 motorway, 20 minutes in the Čestlice Business Zone and 25 minutes in the Metro station — Chodov. Benešov can be reached by car in 15 minutes. The village lies on the banks of the river Sázava and there are all civic amenities. There are kindergartens, primary schools, art schools, post office, doctor's office, pharmacy, Tesco, groceries, restaurants and much more. There are also many uses for leisure — gym, camp, boat rental and many other activities in the surrounding countryside. The property is privately owned and can therefore be financed with a mortgage loan, which we will help you arrange for free purchase under the best market conditions. The house is suitable for all who are looking for a house to renovate with a large garden within easy driving distance of Prague. I recommend a tour of the property and its surroundings. The energy label of the building is not currently available, therefore we state the energy performance of class G

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
