Low-energy family villa placed in an attractive location of Vonoklasy village in the Central Bohemia. The immediate vicinity of virginal nature, easy and quick access to the Prague and unique architecture using above-standard materials form a unique combination for demanding clients who are looking for a living in the quite countryside with the benefits of the city within reach.

The overal appearance of the property was defined by top architects from three renowned studios. The combination of those three creative approaches has created a unique property where modern architecture and traditional materials are combined into a harmonious whole while respecting both the surrounding buildings and landscape.

The garden is conceived as a natural extension of the living space – you can relax on one of the terraces, a habitat pond with natural water filtration ensures pleasant cooling of the air around the pergola and allure to bath and swim in its clean water, mature trees provide a pleasant shade to relax on a swing or outdoor seating in the hot summer months.

The heart of the whole house is a generously big living area with kitchen, dining room and direct access to the terrace with pergola which in summer days serves as an outdoor dining room. Large windows offering beautiful views of the garden and the opening of the space up to the second floor make the entire living room incredibly spacious and airy yet still cozy and homely due to the gable roof, fireplace and wood paneling. On the same floor there is a master bedroom with en-suite bathroom and walk-in cloakroom and two other rooms – each room has its own entrance to one of the terraces. The layout of the ground floor is completed by a guest toilet, utility room, hall and a practical cloakroom.

On the top floor there are two more bedrooms, a bathroom and a spacious hall, which can be turned into a children’s playroom, rest room or library.

In the basement of the house is a large room for housework, hall and technical facilities room.

The use of quality materials and modern technologies together with refined design details such as applied art or a vertical garden in the bathroom make the whole picture together with the quality of the architectural design. Environmental friendliness has been stressed too: the heat pump, ventilation with heat recovery and the possibility of installing photovoltaic panels are small but important details. Intelligent home control in the house is provided by the installation. The garage with a rechargeable socket for an electric car is large enough for two cars.

Location and nearby infrastructure

Thanks to its location in the Protected Landscape Area Český kras and the immediate vicinity of the Krásná stráň natural monument and the Karlické údolí nature reserve, Vonoklasy is an exceptionally quiet location; the road from here is dead end and thus there is a minimal traffic. There are plenty of trails for cyclists and runners to get happy and a lot of paths for strolls and walks in the vicinity as well – only a few kilometers away are popular visitor places such as the majestic Karlštejn castle, the Svatý Jan pod Skalou Monastery, Bubovice waterfalls or caves in Koněprusy. Dobřichovice and Černošice are in sight with countless popular cafes, restaurants and farm shops. Despite being surrounded by forests and unspoiled nature, you can get to the center of Prague from here in thirty minutes, you can also quickly and easily get to the D5 and D1 highway, and there is a train stop in Černošice or Dobřichovice nearby.

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
