We would like to offer you a family house with a total area of 275 square meters, located on the western edge of the capital. m. Prague in the part of Ruzyně, in the vicinity of family houses and Hvězda fields. The house was built 70 years ago on a plot of 676 square meters and was continuously repaired. However, it never underwent a complete reconstruction. The house is built of burnt bricks and concrete blocks. The house is divided into ground floor, 1st floor and 2nd floor. On the ground floor there is a separate housing unit with an area of 75 square meters with a layout of 2 + kk. On the floors there is a duplex apartment with a layout of 4 + 1 and an area of 200 square meters. On each of the floors there is a bathroom with toilet and on the 1st floor also a kitchen. All rooms in the house are very spacious and beautifully bright. The house is connected to all IS (water, gas, electricity, sewer). Electricity in copper, water distribution in plastic, waste in earthenware, heating distribution is iron. Heating is solved by a gas boiler. The floors are equipped with ceramic tiles, parquet and carpets. The windows are plastic (insulating double glazing). Roofing from 2004, eaves made of galvanized sheet metal. The house is not insulated, in some places it has a fallen facade. There is a garage on the plot, which is connected to the house and is in a state of disrepair. The house is before reconstruction (facade, insulation, waterproofing). The garden of the house is situated on the south side, it is slightly sloping, overlooking the neighboring gardens and the built-up valley with greenery. On the plot there is a parking space for a car with access from the street. The front fence is solved by a sliding gate and an entrance gate. There are several mature trees and ornamental shrubs on the plot, mostly lining the garden border. Energy intensity in cat. G. The offer of sale is interesting for its location with the possibility of reconstructing the house and garden according to your own ideas, or raise the house in accordance with the surrounding buildings. The house is located near the entrance to Obory Hvězda, for walks you can use the nearby park Ladronka, nature reserve Divoká Šárka or forest park Řepy. The place has all civic amenities, kindergarten, school, high school, Vaclav Havel Airport 6 km. Good transport accessibility — within walking distance is a bus and tram168 (Bílá Hora — Nové Butovice) and the train station Prague — Ruzyně. If you are interested in more information or a tour of the property, please do not hesitate to contact me!

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
