We would like to offer you a spacious apartment in personal ownership with a layout of 4 + kk with a total floor area of 104 m² in the city district of Prague 9 — Libeň. The unit itself is located in an apartment building from 2005 in a desired location near the metro station B — Českomoravská. After entering the apartment, we find ourselves in a spacious hallway (9.5 m²) with a built-in wardrobe, which will provide you with enough storage space, which, as we all know, is never enough. From the hall we get to a spacious, bright bathroom with a window (7.2 m²) and plenty of space for both a washer and dryer — or other furniture suitable for the bathroom. Next to the bathroom there is a separate toilet (1.3 m²). In all three rooms, which I have already mentioned, the tiles are laid. Another of the rooms is the first of three rooms (16.5 m²) oriented to the north. We move further and get to the largest room of this apartment, namely the living room with kitchenette (25.5 m²), which is oriented to the east. This room currently has the original kitchen along with a fridge and smaller furniture. The floor here and in the remaining bedrooms is floating laminate. From the living room we get directly to a smaller bedroom (14.5 m²) oriented to the South and the last — the largest bedroom (21.5 m²) with the same orientation and access to the balcony (6.3 m²). A great added value of this apartment are the windows in the whole apartment, which are very well made and isolate almost all ambient noise. The apartment has a garage, which is located in one of the non-residential units located in the 1st floor of the house and is part of the sale. The apartment also has a cellar, also in the 1st floor. The location is unique in that it offers all civic amenities — shopping, post office, clinic. The Multiaréna Prague tram and bus stop or the Libeň Railway Station are nearby. The Harfa department store, the O2 arena and the Libeň railway station are also within walking distance. You are in the center of Prague with good traffic within a pleasant 10 minutes.       • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.
