Newly built ground floor, low-energy house from 2014, with a total layout of 5 + kk, is located in a quiet part of Bojov — Čisovice, located 20 km (15 minutes) from Prague. The wooden building with a total area of 127 m² consists of a hall of 5.2 m² with entrances to the toilet 2.1 m², to the technical room 3.5 m² and to the hall 10.3 m². The hall is connected to the living room 35.1 m² and kitchen 9.5 m². In the hall there are also entrances to the room 8 m², chambers 2 m² and corridors 5.9 m². From the hallway there are entrances to the bathroom with toilet 6.4 and 3 other rooms 16.2 m², 10 m² and 12.6 m². The kitchen and living room have French windows leading to a terrace of 15 m². The house is equipped with a gas boiler, radiators and underfloor heating, oak doors, the floor is tiled and a laminate floating floor in white oak. The bathroom has a bath and shower. The Jablotron alarm system is installed here. The waste is handled by a septic tank, which is easily accessible from the road. The house also includes a garden house, which has a shed and a sauna. As this property was originally built for recreation, there are no signs of wear and tear. The owners only drove here a few times a year and currently they have not been here for a long time due to the pandemic. For this reason, the house is still like new. The building is located on a plot of 1322 m², which is slightly sloping and is oriented to the south. Chernozem was brought to the garden, fruit trees and shrubs are planted and there is an irrigation system. There is also a carport with wiring. The garden has great potential for creating ornamental gardens or growing fruits and vegetables. There is also plenty of space, for example, for a swimming pool. The house is sold including all equipment, appliances and solid wood furniture. In the village Čisovice there is a primary school and kindergarten — 1.3 km from the house, food, post office and more. Other civic amenities are located in nearby Mníšek pod Brdy — 6 km (6 minutes by car) from the house. There is good transport accessibility to Prague. There is a bus and a train from Bojov to Prague and its surroundings. The bus stop is located 340 m from the house, the train station is less than a kilometer. It is 33 km (30 minutes by car) to the center of Prague and about 20 km (15 minutes by car) to the southern parts of Prague. You can reach the D4 motorway in about 5 minutes by car. There is a picturesque landscape of Brdy forests and Bojovsky brook. The location is ideal for nature lovers, which offers a lot of leisure and sports activities. Nearby is the Slapy reservoir, Karlštejn Castle and much more. The house is ideal for a family with children who want to live in a quiet location, close to nature and yet a short distance from Prague. The property is privately owned and can therefore be financed with a mortgage loan, which we will help you arrange for free purchase, under the best market conditions. I recommend a tour.

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
