We exclusively offer the sale of non-traditional, large real estate in the village of Kněževes near Prague, which is located near Prague 6, 10 minutes from Metro A — Prague-6 Veleslavín or five minutes from Václav Havel Airport. These are two family houses with current layouts of 5 + 1 and 3 + 1 + attic with a total floor area of 317 m² with the possibility of division into 4 residential units and the use of land for further construction. An integral part of this location is a large garden with mature trees, a pond, irrigation, a well, seating and a fireplace. In front of the houses there is a yard with parking spaces. Very suitable as a multi-generational house for a large family, company headquarters or investment property for rent. In the vicinity (within 10 minutes drive) there are companies Amazon, Ruzyne Airport and many other large logistics companies. The front house with a white facade with a layout of 3 + 1 was built in 1924. The last extension took place in 1981. It is a partially basement ground floor house with a saddle, variously sloping roof, with a wooden truss and the original roofing of ceramic tiles. The house underwent partial reconstructions — replacement of windows with wooden windows with anti-noise treatment, floors, painting, insulation of the house with 10 cm thick polystyrene with facade plaster. There are 3 interconnecting rooms, a kitchen and 3 cellar rooms and an unfinished room in the attic. Above the house there is a spacious attic space with the possibility of conversion into an attic apartment (s). This house was partially renovated in 2020 — insulation, interior and exterior plaster, floors. The rear house with a yellow facade of 5 + 1 was approved in 2009. It is a brick ground floor house with a residential attic under a gabled roof with two dormers and a balcony facing the garden. On the ground floor there is a bathroom with toilet, kitchen, bedroom and a living room with a fireplace. The kitchen and living room have floor-to-ceiling windows with access to the garden. In the attic there are 3 large rooms with partially sloping ceilings, storage room, bathroom with toilet and living space. In 2020, it underwent a complete reconstruction, including insulation after 10 years of operation. Both houses are connected by an entrance corridor, where there is currently a single entrance with the possibility of building another entrances — for example, to individual housing units in the case of division of house layouts. There is excellent transport accessibility. The nearest PID bus stop is less than 200 meters away. The village has complete amenities — from shops, doctors, kindergartens, schools, restaurants, sports fields, playgrounds to bike paths and lots of greenery and water areas. The street in which the property is located is blind, impassable, car traffic is minimal. The property is privately owned and can therefore be financed with a mortgage loan, which we will help you arrange for free purchase, under the best market conditions. The energy label of the building is not currently available, so we state the energy efficiency of class G. Are you interested in renting this property? FAQs
  • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

  • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

  • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

  • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

  • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
