We offer for sale a family house with a layout of 7 + 1 and an area of 207 m², in the picturesque village of Chocerady in the Benešov region, located in the beautiful landscape of the Sázava River and at the same time within 20 minutes of the Prague border on the D1 motorway. On the ground floor there is a spacious kitchen, living room, two bedrooms, bathroom with shower, toilet and entrance to the cellar. The ground floor is accessible from both sides of the house and you can get to the garden from one side and to the parking space and workshop on the other. On the first floor we find a large room in which all the installations for the kitchen and related accessories are ready. This room offers a large living room with kitchenette. Further upstairs we find one interconnecting room and one rear impassable, from which there is a beautiful view of the river. Linoleum is laid on the floors of these rooms. The last room is the future bathroom with toilet (already functional). The cellar is located under two thirds of the house and is divided into several parts. Here you will find the house's own well, boiler room and boiler. The constant year-round temperature allows for food storage and the generous space encourages, for example, the creation of a wine cellar. A successful reconstruction has begun in the house. All living rooms on the ground floor are already completed, only the location of the door frame and the renovation of the bathroom and toilet are missing. Both rooms on the first floor are also ready for use, in addition to laying the floors and deploying custom-made wooden door frames, which are already ready on site. The living room with kitchenette and bathroom with toilet can be completed according to your own ideas. There is also a staircase to the floor and two landings to complete the large storage space. The house has a new wiring and all other wiring. Ceilings with spot lighting and new radiators are installed in the rooms. There are also new wooden windows with wooden decor and entrance doors everywhere in the house. There are also wiring for the security system of the house. The waste is solved by a sump. Central heating is connected to the boiler powered by solid fuels. The foundations of the house were also waterproofed here and the facade is ready for final painting. On one side of the house there is a newly fenced grassy area with a paved part for parking the car, from which we get up the stairs to an elevated paved terrace located behind the house. Due to the location of the terrace here you will have enough privacy to sit with family or friends. On the other side of the house there is a covered parking space, behind it a large brick workshop. All parts of the plot are all around. The house is located next to the river Sázava, from which it is separated by an elevated train track, which also forms a barrier when the water level rises. You can get to the village not only by road, but also by rail. In the summer, Chocerady comes to life with a visit from paddlers and cyclists, and there are several restaurants, a patisserie, a shop, a children's playground and a post office. The whole village and its surroundings have its own unique atmosphere and creates a great background for family life. At the same time, however, its location is a great choice for those who commute to Prague, for example for work, as it is only 3 kilometers away from the D1 motorway. The price also includes furniture located in the property. I highly recommend the tour. Do not hesitate to contact the broker for further information.

FAQs
  • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

  • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

  • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

  • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

  • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
