We offer for sale a family house in the cadastre of the village Mukařov-Žernovka. The house itself is designed as 7 + 1 and connected by one roof and a detached garage for 2 cars and an equipped studio with a size of 38 square meters. The ground floor has an entrance hall, 2 toilets with bathroom, bedroom, children's room, study, 3 dressing rooms, spacious living room and kitchen with dining area. On the first floor there is a separate bedroom and living room with a terrace overlooking the entire garden. A unique advantage of the house is the indoor pool located on the ground floor (7.5 x 3.6 m) — heated by a heat pump during the summer. In the living room there is a hot water fireplace, which in addition to the decorative function also serves a purpose. It is connected to the storage tank and thus the heat produced is used to heat the entire house. The storage tank is currently a system used to fully heat the house. If you need to change the method of heating, it is possible to use the gas connection, which is installed directly in the house and you only need to install a gas meter and connect to the gas schedule. It is located 1m from the gas meter chapel. The house also has its own well, which was fully sufficient for the current owner, however, there is also the possibility of connecting to the city water supply. The connection to the city water is again directly on the plot. There is also a treatment plant directly on the plot, which solves the wastewater. The generous plot of land with 3,000 square meters is then divided into two parts. In the front part (towards the east) there is an access road with a roundabout and the green part is then planted with new and mature fruit trees. The second part — to the west — is then with full greenery, including tall spruce, larch and pine. There is also a cottage (45 m²) with its own registration number on this part of the plot. At the moment, it is used mainly for outdoor events and as a house for garden equipment. The property has a cellar 2x4xm, with its own entrance. The cellar is incorporated and hidden in a large rock garden, which is the central motif of the residential part of the garden. In Mukařov there are all civic amenities (shops, restaurants, post office, pharmacy, doctors, dentists, school, kindergartens, etc.) and a well-functioning leisure cultural center with many clubs for children and adults! Transport accessibility: Prague 21 km metro A and C, train Mnichovice and Říčany 8 km, Kostelec nad Černými lesy 8 km, train Úvaly 14 km. PID: Bus stop is about 5 minutes. walk and connections to Prague run every 10–30 minutes. This is the main route to Kutná Hora, BUS runs from early morning to midnight. Mukařov is a very beautiful location with forests and ponds and offers many hiking and biking activities. Nearby is also natural swimming in Vyžlovka, Voděradské beech forests with Mikeš's nature trail or Jevany with its ponds. This is living in the countryside with very good access to Prague (about 30 minutes to Wenceslas Square).

  • Can I get a mortgage abroad?

    It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.   • How does the purchase procedure work?

    The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.
