We would like to offer you a family house on the outskirts of the village Sluštice in personal ownership with a layout of 7 + 1, an area of 280 m² and a plot of 420 m². The house has two floors, a garden with swimming pool, terrace and was completely renovated around 2013. Part of the upper floor can be separated as a separate unit with its own entrance. The village of Sluštice is located 3 km southeast of Prague, not far from Říčany. Here you will find groceries, a restaurant, a kindergarten and, of course, a bus stop with direct buses to Prague and Říčany. The property is located at the end of a dead end street, which is used only by residents. Further behind the land there are only fields and greenery. Opposite the land is Sluštický Velký rybník. The first floor of the house used to be a garage, but it was converted into a study, but it is possible to convert it back into a garage. Furthermore, on the first floor you will find a bathroom with toilet and shower, a small storage room, a large utility room with a gas boiler, a washing machine, a dryer and plenty of storage space. A wooden staircase leads to the second floor, which leads you to an even larger living room, behind which there is an identical room as below. A corridor from the living room leads to a part of the house that can be easily separated as a separate apartment unit with two interconnecting rooms and a bathroom, where there is also a toilet and a bathtub. In the outer room there is also access to the attic, which serves as storage space. The garden around the house offers several seats, its dominant feature is a large swimming pool and the already mentioned terrace. The mentioned rock garden behind the house can be used, for example, for sauna equipment. There is also a small cellar on the plot, which is not currently used. The building is brick. The house is fully equipped, all furniture (including washing machine, dryer, pool, etc.) is included. The water here is from its own well and city. The waste is currently temporarily solved by a sump, the connection to the sewer is already in the process. The energy performance certificate of the building is not currently available, so in accordance with the law we state energy class G. According to the owners, the monthly energy fees are approximately CZK 4,500. The listed price includes VAT and agency commission, you will not pay a crown more.   • Can I get a mortgage abroad?

    It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.   • How does the purchase procedure work?

    The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

  • Can a residence permit be obtained by buying property?

    In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000.
