Do you long for your own family house with a garden and still be within reach of Prague? Luxury or comfort is not a priority for you, but do you prefer a standard type of family house? Do you want to enjoy the benefits of living in the countryside while having all the services common in the capital? Is privacy, security and good neighborly relations important to you? Please note that this offer may be for you. In the exclusive representation of the owner, we offer for sale a family house with a layout of 4KK + G with a floor area of 97 m² with its own fenced plot of 787 m², located in the village of Svárov, which is located on the border of Prague — West and Kladno. This place and location offers, in addition to all the comfort, also a number of relaxation places, all civic amenities within a few minutes and a short walk to the Křivoklátsko Protected Landscape Area. The offered family house was built as a standardized two-storey building in 2011 and during its construction white aerated concrete (YTONG) was used, which offers excellent insulating properties. The owners paid particular attention to the functionality of the construction of their own housing, ie the most modern materials were used in its implementation. In the house you will find 3 bedrooms, 2 bathrooms, utility room, garage and of course there is a large living room with kitchenette and dining room, which is the center of the houses. From the living room you can also enter the terrace and garden. The garden is maintained, but everyone can adapt it to their own image. Its size and shape also offer the construction of a larger pool or various other family life activities. The house is for sale, including a functional kitchen with branded appliances, and some existing equipment can be left upon agreement. Heating is provided by its own gas boiler and hot water radiators, which you will welcome mainly due to relatively low operating costs (approx. 4500 CZK are monthly costs for water, heat, electricity, sewerage and others). The house is connected to the water system and uses connections to the pressure sewer. The village of Svárov has been a popular place in the last few years, mainly due to its easy access to Prague (about 20 minutes by car). It is a development locality where a family type of housing is taken care of and all civic accessibility is within a few minutes. Svárov is an accessible and desirable location thanks to public transport, which directly connects the village with Prague. For more information, contact the broker, or see the attached 3D virtual tour. If you are watching the offer on a portal that does not support video tours, go to our website through a mortgage loan, we will help you obtain the most advantageous conditions on the market, even at your preferred bank. We look forward to your contact

  • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

  • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

  • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain and Latvia offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Turkey passport by buying a property worth at least $400,000.

  • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

  • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
