Set in an incredible position right at the top of the dual season resort of Valmeininer at an altitude of 1950m, this high specification project of just 21 ski in and out 3 – 4 bedroom apartments will sit directly on the piste in a chalet residence which will blend old wood and stone on the exterior of the building. Setting a new benchmark in quality for the resort, this amazing 4 double bedroom apartment (No 405) with stunning views over the slopes that will sit under an elevated roof, will offer a surface of 94 m² along with a balcony of 12 m².

With a selection of 4 restaurants to choose from within steps of the residence and easy access into the centre of the resort via a network of pedestrian walkways, these wonderul apartments provide a simple and quick access into the 160km Galibier Thabor ski domain that includes Valloire and offers skiing to 2750m along with 70% of its slopes above 2000m.

With high performance insulation, underfloor heating, walls and doors of brushed wood, heated towel rails in bathrooms, electric shutters, 60x60 large tiles, there is still the possibility to personalise the apartment including choice of tiles, earthenware and parquet, moving partition walls and adjusting positions of light sockets/points etc currently.

The apartment price includes the kitchen (€ 10,000 budget), cave, underground double garage space and ski locker.

As part of the building permit approval, owners are obliged to rent their apartment when not using it via a local agency who specialises in this type of property. Owners are able to use their apartments whenever they want for up to 6 weeks during the winter and 8 weeks in the summer. Outside of this period it is possible to use the apartment whenever you want. This is a great way to generate some income to pay the running costs of your apartment.

For those that want to, it is possible to reclaim the VAT at the end of construction of 20%. The prices shown are all inclusive of VAT.

The apartments will be delivered in December 2022.

Valmeinier being a dual season family friendly resort combined with high specification finishes and position on the piste, will generate healthy rental yields. Incomes are not guaranteed and will reflect the number of weeks and which weeks owners plan to use their apartment. Please ask for more details.

Valmeinier is also fantastically placed for those who fancy a day skiing in the 3 Valleys. With the new cable car opening in Orelle in 2021 that will whisk passengers from the Valley floor at 900m to the Col Roseal above Val Thorens at 3000m in just 21 minutes, this is just 30 minutes in the car from Valmeinier.

Given these apartments are brand new the notary fees (legal costs) are lower at 2%.

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
