This amazing 7 bedroom chalet with indoor pool is just 100m to ski in and out within the magnificent 310km Les Sybelles ski domain. Located in the dual season resort of La Toussuire at an altitude of 1800m, this rare chance exists to purchase an off plan South facing chalet under construction for a summer 2022 completion. Offering a surface of 250 m² and finished with burnt Meleze old wood throughout the interior, the chalet will come complete with their own individual 5 x 3m private indoor swimming pool along with the ability to adapt the interior layout as the owner wishes to include 6 – 8 bedrooms as desired.

With the Les Sybelles ski domain the 4th largest in the French Alps and an absolute hidden gem, it is made up of 6 villages. With all connections between villages above 2000m that ensures snow surety, La Toussuire is both a winter playground and a wonderful base for road and mountain biking being part of the 800km Maurienne Valley the biggest network in the world.

The chalet itself will also come with a large living area that includes fully fitted kitchen, fireplace, large volumes of glass to create a light and airy interior and access to the South facing terrace. In addition the chalet will come with its own ski room, cinema room, bike room and garage.

Being brand new, Notary (legal) fees are reduced at 2 – 2.5%.

With no rental obligation, for those looking to rent, this chalet will rent very well and will return a healthy net income after agency fees deducted. Please ask for more information on rental projections.

As this is brand new and if the new owner wishes to rent it is possible to reclaim the VAT of 20% at the end of construction. Please ask for more information.

Just 35 minutes in the car from La Toussuire is the village of Orelle where two interconnecting brand new cable cars are under construction to open for December 2021. Delivering passengers to 3250m above Val Thorens at Cime Carron in just 19 minutes, these new lifts will provide easy access to the 3 Valleys for a change of scenery should owners wish.

For those seeking long term investment in addition to lifestyle the new high speed TGV station to be built in the Valley at St Jean de Maurienne will eventiually connect Paris — Lyon — Chambery — St Jean de Maurienne — Turin. The new station just 15 minutes from La Toussuire will ensure the resort is the closest village in the Alps to Paris taking just 3 hours and 30 minutes to arrive.

In addition to the new TGV station, the Les Sybelles ski domain has expressed an interest to connect with the Alpe d'Huez — Les Deux Alpes ski domain once completed in the future. This in turn would create the worlds largest linked ski domain with over 800km of connected skiing making this one of the most desirable locations in the Alps. With low costs/ m² right now its the perfect time to invest in a property in the resort.

The interior photos shown are examples of another chalet built by the developer in the resort and are representative of how the interior of this new will be finished with old wood throughout.

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
