We offer a spacious villa of 395 m² built as an French castle, located in a quiet street of the fashionable spa town of Königstein. The villa was renovated and refited with materials from the luxury segment preferencial of Italian brands in 2008–2009, partially furnished.

Villa is situated on a plot of about 2,700 m². There is a large garage for two cars, an up-scale recreation area with a gym, an indoor pool, a sauna as well as a separate two-room maisonette of 60 m², which can be used for your needs or to accomodate your staff.

Next to the villa there is a Opel Zoo, the second largest zoological garden in the Rhine-Main area.

Interior

On the ground floor, there is a spacious entrance hall with a fireplace and a marble staircase leading on the first floor. There is a large and brighlty lit living room with a fireplace, an office room, a library as well as a dining room and an equipped kitchen with a glassed-in veranda. There is an access to the sunny terrace and in the garden from each room. Here we find a good equipped resort area with a gym, an indoor pool, a sauna, a toilet and a rest room with a douche.

On the first floor, there is a large well-lit hall, four bedrooms and three bathrooms. The master bedroom is with an exclusive bathroom and a made to measure dressing room. There is an access to the bathrooms from all bedrooms.

The mezzanine floor is not used, but it can be refurbished (about of 180 m² of the additional living space).

There is a cellar as well as a maisonette with two rooms, a bathroom and a kitchen.

Königstein is located 20 km north-west away from Frankfurt and is one of the best residential area in the Rhine-Main metropolitan region. The fortress of Königstein is considered as one of the most impressive castles of Germany. Königstein is as well as a spa town offered different ways to relax and to spand a leisure time.

There is a school, three gymnasiums and two private schools.

Numerous fashionable neighborhoods with villas of prominent figures make this spa town famous far beyond of the Taunus. In recent decades, many well-to-do townspeople have moved from the bustling Frankfurt to this picturesque town.

      • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • Can I obtain income from a seaside apartment?

        Yes. You can use the purchased property yourself for holidays and lease it to tourists for the rest of the time. To avoid the hassle of finding tenants and cleaning the property, it’s a wise idea to hire a management company to do all the work – these services usually cost about 20% of the rent.
