A spacious villa, surrounded on three sides by the sea, with a practically private beach. On three sides there are spectacular views of the bay and the beach through the large windows. Once there was an old stone century-old house with huge stone arches. In 2012 the building was converted into a one-storey house with modern amenities of 280 m². The area is surrounded by a high hedge, the race comes through the gate with an electric drive.

On a plot of 600 m², there is a summer dining room and a barbecue, a large swimming pool 130 m² with heating, a garage for one car. The plot is paved with tiles to facilitate the care of the territory, however, it can be easily removed and made lawns and flowerbeds.

In the north-western part of the territory at the house, there is a secluded pebble bay with a private access directly from the yard. The beach is completely hidden from prying eyes by a breakwater, it is difficult to reach it from the side of the house, because the beach is almost private.

A salon with an impressive size traditional fireplace, a living and a diningroom, sliding doors lead to the so-called gallery with large windows with double glazed windows, from which the view encompasses interesting panoramas of Kissamos Bay, rocks, beach and port, a bar counter next to the kitchen, a barbecue area and a summer dining room overlooking the beach.

The dining room, salon, living room, kitchen and large hallway are connected by stone arches, which creates a beautiful and rather spacious open plan area in a traditional style. The entrance hall next to the kitchen leads to the bathroom with a shower and a bedroom with a dressing room and a view of the pool. In the hallway there is also a large wooden wardrobe with a washing machine and a second fridge with a freezer. The second bedroom with a double bed is located next to the entrance hall, towards the main bedroom. The main spacious bedroom with a beautiful view of the sea and the port, a bathroom and a dressing room.


The villa is sold with all furniture and appliances. All ceilings are made of wood beams and are finished with natural wood, except for the ceilings of bathrooms. Interior doors are also made by hand from natural wood, combined with the ceiling finish. External doors and windows frames with aluminum shutters, double glazed windows and mosquito nets.

The house is equipped with air conditioning, a panel for heating water.

Location and nearby infrastructure

The villa is located next to a small fishing harbor in the area of Kissamos in the west of Crete, Greece. The neighboring city of Kissamos is connected by an excellent highway with the capital of the prefecture of the city of Chania.

In Kissamos there are shops, banks, schools, a post office, a medical center and supermarkets. This region is ideal for traveling to the many beautiful beaches of western Crete, such as Balos, Falasarna, Elafonisi.

      • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • Can I obtain income from a seaside apartment?

        Yes. You can use the purchased property yourself for holidays and lease it to tourists for the rest of the time. To avoid the hassle of finding tenants and cleaning the property, it’s a wise idea to hire a management company to do all the work – these services usually cost about 20% of the rent. Take into account the length of the tourist season in the location you choose: in certain regions it will be easy to rent apartments out all year round, while in others it might only be possible to do so during the high season.
