Seaside building plot, nicely positioned on the slope of the hills south-west of the coastal village of Plaka, in the highly established elite tourist region of Elounda, Crete. From its elevated position, the plot will always enjoy uninterrupted panoramic views of the sea, the famous Isle of Spinalonga, the hills and the mountains. It is 2298 m² in size and has the planning permission (allowance) for individual house or houses of up to 200 m², plus basement and attic. All the certificates needed to sit down with an architect and draw the building plans in order to get the building license are available. Enough space would be left to make swimming pool(s), open and covered verandas and terraces, garden areas, parking space etc. There is easy asphalt road access. Electricity is right on the spot, water supply, phone lines and broadband internet are nearby and easy to connect to. Note that properties in this area have the potential to yield a high rental income. The village of Plaka and its nice pebble beach is only a short drive (approx. 1.5 km) away from the plot. Plaka has a few tavernas, cafeterias and shops. There is also a large pebble beach and a small harbor from which boats leave and go across to Spinalonga island. The town of Elounda is approx. a 7-minute drive from here. The cosmopolitan tourist town of Agios Nikolaos is a 17-minute drive away. The international airport of Heraklion is less than an hour's drive from Plaka. Elounda was a small fishing town on the Mirabello Bay, on the island of Crete. Although fishing is still a large part of life in this very picturesque area, tourism has taken over as the main industry of Elounda. It is part of the municipality Agios Nikolaos. It is popular with European tourists and has many hotels including several 5*hotels. Elounda is also the closest town to the famous historic site of Spinalonga. Agios Nikolaos is the capital of the county Lasithi and is located at the Mirabello Bay, north-east Crete, only 40 mins away from the international airport of Heraklion. Geographically the town is well protected from strong winds allowing sea sports and swimming nearly all year round. Although Agios Nikolaos has a population of less than 20,000 it has a several banks, supermarkets, shops of every kind, doctors, a modern hospital of high standard, public swimming pool and tennis courts, yacht marina, harbour, cinema, theatre, gyms, a 9-hole golf course, schools ranging from nurseries to 6-level high school and generally all the amenities you would expect to find in a modern European town. The microclimate is one of the best in Greece and the moderate temperatures rarely exceed 30c in summer or fall below 15c in wintertime. This wonderful dry climate together with the natural beauty of the area has attracted most of the high class hotels of Greece to operate here. The criminality rate is of the lowest in Europe.

      • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.
