Originally constructed in c. 1700, this ancient water mill was totally restored in 2001, and a portion rebuilt using the original materials.
The accommodation is on 2 levels and covers 150 m² in total, plus a lower ground floor with a garage and store rooms. It is arranged as follows:
The lower ground floor with its classic arched entrances would have been the heart of the working mill and is now divided into a garage and store rooms.
The ground floor consists of a spacious open-plan living area with a spectacular 4-metre long open fireplace, a large kitchen with a dining area, a bathroom and utility room. The main entrance is on this level with a second entrance at the side of the house opening on to a sunny, paved courtyard with a working pizza oven. The floors are of ceramic flags and an internal staircase leads to the upper floor.
The first floor has 3 double bedrooms, each with floor-length windows protected by decorative wrought-iron railings. a roomy single bedroom, a large bathroom and separate toilet. Flooring is pale ceramic throughout.
Facilities and equipment
All fixtures and fittings are in excellent order and the property is immaculately maintained as the present owners not only use it themselves but operate a successful business offering holiday lets.
The garden extends to 2.5 acres/ 1 hectare. It contains a large pond and the remains of stone walls dating back to the house’s use as a working mill. The river that would have powered the mill runs a short (but safe) distance away and there is a delightful little waterfall nearby. The surrounding wooded countryside is really beautiful.
The property is only 500 metres from a good tarmac highway (the SS538) and is approached via a white road in good condition maintained by the commune. The port of Ortona and the Adriatic coast are only 10 minutes drive as is the large town of Lanciano.
