It is a hotel in the historic villa originating from the beginning of XIX century.
Description
The three-story building area of 2,000 m² was constructed in the mid-1800s.
The plot of 5,000 m², of which 4,000 m² are occupied by a garden with tropical vegetation.
The hotel has 36 rooms area of 20–25 square meters in total, situated on the first and second floors.
The ground hosts a panoramic restaurant for 110 people, as well as the hall and technical rooms.
The underground floor is used as a warehouse.
The last major renovation of the hotel was carried out in 1970. The hotel is closed at the moment and in need of repair.
All necessary licenses are present.
Redevelopment
There is a possibility to expand the hotel building:
- By building another floor, which will result in 18 new rooms;
- By increasing the volume of the interior space by 35% according to Ligurian law;
- By request to the municipality of San Remo on amendments to the urban plan of the city development.
It is also possible to buy an adjacent land plot area of 2,500 — 3000 m².
The hotel is located in the center of San Remo on the first line from the sea.
