Ancient house in an excellent condition dates back to the 1700s.

The overall structure is much older as the big round room on the basement testifies: this room, indeed, is part of an ancient Roman Temple. The round room has always been used as a banquet hall, thanks to its unique style with arches and niches, decorated with the Roman remains found during the excavation.

From the round room, you have direct exit to the exclusive big garden, from where you can enjoy an amazing view from the Adriatic sea to the Sibillini Mountains as well as all the typical landscapes of region Marche.


On the first floor, there is a grand staircase leading to the second floor. From the hall, you have direct access to the double lounge: two rooms which could be also used as a living room, plus an elegant dining room for your guests. Both rooms feature stucco ceilings that perfectly match with the classy atmosphere of the whole house. From here you can go to the balcony overlooking the wonderful landscape stretching from the sea to the mountains. The house is located near all major infrastructure objects. The port of San Giorgio is in 7 km, the beach is in 7.5 km. A14 motorway starts in 8 km, the Monti Sibillini National Park can be reached in about an hour, and Ancona Falconara Airport is in 1.5 hours driving.

Location and nearby infrastructure

The house is located in the historic part of Fermo. Weekly antique markets are organized in the summer and its lovely Teatro dell’Aquila has a rich program of shows all year around. Being an active part of the life of Fermo will be very easy: you just have to go to Piazza del Popolo, which is just 200 m from the house to be involved in the daily life of the town and all the events that this cultural town organizes.

      • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.
