Marina di Salve

Sea view villa on two levels, with a garden of 1,200 square meters.

The Villa is located on the hill of Salve, 2.5 km from the sea, exactly from the beaches of Pescoluse, dubbed the MALDIVES OF SALENTO, with golden sandy beaches and crystal clear waters, characterized by the presence of sand dunes and typical plants of the coasts Mediterranean. The beach of Pescoluse has been awarded for several years with the BLUE FLAG, for the cleanest sea, and with the GREEN FLAG, for the sea more suitable for families with children.

The garden of the Villa is cared for and equipped for every need, with the possibility to request and have the authorizations for the construction of a swimming pool, with sea view.

The villa is made with the best materials available on the market, and cared for in every detail.

It has a total covered area of 113 square meters, plus a terrace on the ground floor with pergola, sea view, of 15 square meters, and a terrace on the first floor, also this with pergola for the shade, of 27 square meters.

The Villa consists of a ground floor living room, kitchen, hallway, bathroom, closet and 1 double bedroom, and an internal staircase that leads to the first floor, where we have another double bedroom and bathroom, plus a room Study that can be transformed into a bedroom. Thus having a total of 3 bedrooms.

In addition, the Villa can be extended by 20%, with the PIANO CASA law.

The property is equipped with all the necessary technologies: air conditioning and heating with a tank in underground LPG, regularly declared on the VV. FF., Alarm system, video surveillance, water treatment with osmotic process, satellite system, WiFi (you can not see from the photos but there is a large and comfortable technical compartment for housing the equipment concerning the treatment of water; water is taken from an artesian well at a depth of 130 m). Windows in real oak wood, aluminum shutters. Local marble floors (Trani). Uncommon and partly handmade and custom furnishings. In the photos you can also notice the context of settlement (access by paved roads, neighboring plots very well maintained with presence of highly characteristic peasant structures).

In the area, as in all the Salento countryside, there are several newly built villas, bought by tourists who come from various parts of the world.

Having a villa in Salento means having an exceptional income, produced by seasonal rent.

The summer season is from April to October, and during the other months of the year, the temperature is around 10 to 20 degrees Celsius.

The sea view is dominant. The distance from the sea is about 2.5 km, from the village of Salve about 1 km. With regard to notary fees for second home purchase, the amount is around € 4,500.

Distance from Brindisi Salento Airport, 100 km, 1 hour by car, with the possibility of renting cars and public buses, to get anywhere in Salento.

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
