An 18th-century Tuscan farmhouse of 400 m² in a delightful little valley along the historic Via Franzigene, surrounded by 14 hectares of private vines, olive trees and forests that provide complete privacy and tranquility, just 5 kilometers from the historic center of San Gimignano.

The property is surrounded by a mature garden with fruit trees, wisteria and other beautiful trees and flowers, with a burst of flowers in spring and summer. Going down, you will reach a panoramic infinite pool with a salt system measuring 14x7 meters. The pool opens directly onto the vineyards, offering a breathtaking view of the Tuscan countryside.

The property has an additional 14 hectares of land with fertile olive grove and vineyard (Vernaccia Bianca di San Gimignano, Cabernet, Merlot, Sangiovese).

This property is registered as a certified organic farm producing red and white wine and extra-virgin olive oil. This means that it is an ideal property for those who want to start an agricultural business on a territory rich in food and wine. The big advantage is the acquisition of a company with already running production.

Interior

From the hallway there is a grand staircase: on the left is an elegantly decorated living room with an old fireplace, directly connected to the large dining room with a panoramic window. To the right of the central staircase there is a large kitchen and a studio, which can also be used as a TV room or reading room. This floor also has a guest bathroom and a convenient laundry.

On the first floor there are four spacious double bedrooms, each with a bathroom and air conditioning.

The extension, where farm work was previously carried out, was turned into a delightful apartment for two people. It consists of a bedroom with a double bed, a bathroom, a kitchen and a living room with a dining table and a fireplace. Between the two buildings there is a large area with a table for al fresco dining. In the basement there is a spacious cellar with barrels for storing wine.

Another application, the former barn, needs complete restoration and can be transformed into a small apartment or warehouse.

Equipment

The house was elegantly furnished with antique furniture and fittings, without losing the feeling of a local country house.

The farm was built along traditional lines of stone, decorated with barrel vaults of brick, which were restored in 2011 and 2012 using restored traditional materials such as terracotta and local stone, and ancient technologies such as slaked lime painted in the color of plaster.

Despite the strictly traditional restoration, the farm has all the amenities, including air-conditioned rooms, a fully equipped kitchen, and spacious bathrooms.

Location and nearby infrastructure

This is located only 5 km from the beautiful San Gimignano, a charming Tuscan town on the top of a hill known for its medieval tower, rich in history, ancient traditions, delicious wine and food. Due to the characteristic medieval architecture of its historic center, it was declared a UNESCO World Heritage Site.

San Gimignano is in a privileged position between Florence and Siena, in the Val d'Elsa district. In San Gimignano, you can admire beautiful architecture and works of art. In Pinacoteca you can admire the works of artists such as Pinturicchio, Benozzo Gozzoli and Filippino Lippi. The tasting of the Vernaccia di San Gimignano is something that must be done. This is an exquisite white wine produced only on these hills.

From here you can reach the most beautiful cities of Tuscany and Italy: starting from Siena and Florence, you can easily reach Poggibonsi, Monteriggioni, Volterra and enjoy a wine tour in Chianti.

San Gimignano is also a stopover on Via Franzigene, an ancient road and pilgrimage route from France to Rome and Puglia, where the ports of landing on the Holy Land were located. Every year, millions of people take part in this tedious but exciting pilgrimage.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
