Torre Vado (Le) Salento — Puglia

Morciano di Leuca

Torre Vado, is located in the Lower Salento not far from Santa Maria di Leuca and is a renowned seaside resort on the Ionian coast of Salento. This area is characterized by fine beaches and shallow waters, ideal for children.

DʻAMICO REAL ESTATE offers for sale, 100 meters from these enchanting seabeds, two independent apartments.

The apartments that are sold together are each 90 square meters covered and distributed as follows:

The ground floor apartment has two double bedrooms, a bathroom, a living room with kitchenette, with outdoor terraces of relevance, plus has a small storage room.

The two apartments have an exclusive car park on the front.

The apartment on the first floor has the same characteristics and dimensions as the ground floor, and enjoys a beautiful sea view having a large balcony, and on which romantic dinners can be arranged.

Both apartments are sold furnished and finished, equipped with air conditioners, alarm systems and mosquito nets.

The Torre Vado marina, like Pescoluse, offers free and equipped beaches, and all the useful services to be lived throughout the year. For years, these marinas have been awarded the BLUE flag as the cleanest sea in Italy, and the GREEN flag for the sea best suited to children and families.

”Blue Flag“ is a recognition of the work of municipal coastal administrations, in the management of environmental issues, with particular reference to the preservation of the marine ecosystem. It is therefore assigned each year on the basis of an in-depth analysis that examines not only the parameters dictated by the international FEE organization (relating to the quality of bathing water, environmental management, beach services and safety, and to the environmental education), but also criteria for sustainable management of the territory in relation to: environmental certification, waste water treatment, separate waste collection, environmental initiatives, tourism and professional fishing.

To draw up the ranking of the ”Green Flag“ are the Italian pediatricians who assign the best beaches in Italy for families with children in tow, from 0 to 18 years. A ”green flag“ location, in addition to the beach, must also have different structures designed for the family: restaurants, pizzerias, ice cream parlors and playgrounds for the entertainment of children and adults. Therefore also services and comfort for parents. The rules are always the same: Clear and low water near the shore, sand for towers and castles, lifeguards and lifeboats, games, spaces to change the diaper or breastfeed, and nearby ice cream parlors, aperitif places and restaurants for great.

Torre Vado is:

60 km from Lecce,

120 km from Salento Airport (Brindisi), 1 hour and 15 minutes by car

9 km from Santa Maria di Leuca (DE FINIBUS TERRAE)

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
