PESCOLUSE

Charming Masseria, sea view, with Pool

Luxurious Masseria located on the hills of Pescoluse, with a marvelous view of the sea and the surrounding countryside, surrounded by an olive grove, in the rear part, and by a vineyard in the opposite part, characterized by the conformation to Corte, like all the typical Salento Masserie, in which finds its location a charming swimming pool in a context of maximum privacy, and surrounded by ancient walls, very suggestive. The façade of the Masseria is sober but at the same time elegant. Its interiors are well-kept in every detail, and furnished with an unparalleled taste by those who love these properties.

The cultivation of olive trees and vineyards is carried out with the certified organic system, with the utmost respect for nature and the landscape.

Each room is equipped with all the comforts, to satisfy the most demanding needs.

Its position is among the most envied of Salento, situated in the context in which the landscape, and the landscape, are the masters, enjoying the surrounding nature, without this can ever be disfigured and changed, by virtue of urban planning and landscape regulations restrictive, which prohibit the possibility of building new buildings throughout this area. In fact, since 2015 a Regional Landscape Plan has been approved which prohibits any construction intervention in the whole area.

The Masseria, built more than a century ago with natural materials, such as tuff and Lecce stone, typical materials of Salento, and all made with covers with star, barrel and edge vaults, is characterized by an important entrance placed on a country road with no traffic, and is accessed by means of a wrought-iron gate, which reaches the Masseria via an avenue. Parked the car in a convenient parking area, you enter the house by means of a salon, from which you can enter both the kitchen and the night rooms, where the 3 double bedrooms with bathrooms are located. The living room leads to the open-air courtyard, where we find a large veranda, suitable for breakfast, under a magnificent and very large pergola and via some steps you can access the pool area. From the inner court it is possible to access the terrace of the Masseria, where it is possible to have lunch and dinner enjoying a unique view, with a view of the Salento countryside and in the background just 1 km away, the sea view of the beaches Salento of Pescoluse, called LE MALDIVE DEL SALENTO, for its crystal clear waters and its golden sand.

In the basement there is a small massage room, 1 bathroom and a bedroom for the maid, and a laundry room with linen storage.

Just outside the Court, adjacent to the Masseria, with double access, both internal and external, an extension is planned for the construction of a Suite with Bathroom and two outdoor areas with Pergolato, at the exclusive service of this, with a Relax corner and a Outdoor kitchen complete with barbecue and stone oven.

The land of the property has an area of 15,000 square meters, and is cultivated with olive groves, vineyards and fruit and vegetable gardens.

The Masseria has a current covered surface of 148 square meters on the ground floor and 95 square meters in the basement.

The extension in the approval phase, for the realization of the Suite, measures a covered area of 48 square meters.

Currently the property is used as a Charming Residence for holidays and for discerning customers.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • Can I obtain income from a seaside apartment?

Yes. You can use the purchased property yourself for holidays and lease it to tourists for the rest of the time. To avoid the hassle of finding tenants and cleaning the property, it’s a wise idea to hire a management company to do all the work – these services usually cost about 20% of the rent. Take into account the length of the tourist season in the location you choose: in certain regions it will be easy to rent apartments out all year round, while in others it might only be possible to do so during the high season.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
