Marina of Pescoluse

To 900 meters from the magnificent beaches of Pescoluse, Salve marina, opposite the so-called Maldives of Salento, D'AMICO IMMOBILIARE, proposes for sale a plot with a project approved for a Villa, with porches and additional pergolas, with a unique sea view And indescribable.

The covered surface of the villa is 62.5 square meters, the porch as a fresco area is 20.60 mq, plus the possibility of adding pergolas, and of course you can realize a swimming pool with sea view of a maximum surface of 40 m² Water mirror. The Villa consists of a kitchen — dining, hallway, 2 double bedrooms and 1 bathroom, in addition to the porch. In the basement there is a project for the realization of a cellar of 26.8 sqm, as well as an interstructure all around, for its thermal and water insulation, for a thickness of mt 1. Access to the cellar is via a ladder Outside, adjacent to the Villa. In the cellar you can make bedrooms, bathrooms, taverns, etc. etc. What needs your needs.

The land has an area of 6,250 square meters, on which are also insisted 2 old rural buildings, dating back to the mid 1800's, with its water tank.

One of the rural buildings is called Parmento, a cistern covered with barrel vault, and open on both sides, where the grapes were poured, then poured them and made wine.

The other used at the farmer's home before, and then farmed agricultural tools, with a secular pergola of still grape and green grapes. In ancient times this territory was characterized by the cultivation of grapes since the times of Messapi, Greeks, Byzantines and Romans.

From both, you can make 2 Dependances, each with a Double Bedroom and a Bathroom. The two rural buildings are positioned on a terraced terrain higher than the Villa, and arrears. For this all 3 buildings, Villa and 2 Dependances, enjoy a fantastic sea view. All in all you can have 4 double bedrooms and 2 bathrooms in Villa and 2 double bedrooms and 2 bathrooms in the Dependance.

It is possible to have the finished property in everything and for everything, turn it in. You can decide the materials and finishes of the buildings. We can prepare a set of works and materials according to your needs.

Everything else we think of.

The municipality of Salve is about 60 km. from Lecce. The distance from Brindisi airport (Airport of Salento) route is 121 km, by car 1 hour and 20 minutes, road to 4 lanes.

For several years, this area of Salento has been awarded the BLUE flag, as the cleanest sea in Italy, and the GREEN flag, as a sea more suitable for families and children.

”Blue Flag“ is a recognition of the work of municipal coastal administrations, in the management of environmental issues, with particular reference to the preservation of the marine ecosystem. It is therefore assigned every year on the basis of an in-depth analysis that examines not only the parameters dictated by the international FEE organization (relating to the quality of bathing water, environmental management, beach services and safety, and to the environmental education), but also criteria for sustainable management of the territory in relation to: environmental certification, waste water treatment, separate waste collection, environmental initiatives, tourism and professional fishing.

To draw up the ranking of the ”Green Flag“ are the Italian paediatricians who assign the best beaches in Italy for families with children in tow, from 0 to 18 years. A ”green flag“ location, in addition to the beach, must also have different structures designed for the family: restaurants, pizzerias, ice cream parlors and playgrounds for the entertainment of children and adults. Therefore also services and comfort for parents. The rules are always the same: Clear and low water near the shore, sand for towers and castles, lifeguards and lifeboats, games, spaces to change the diaper or breastfeed, and nearby ice cream parlors, aperitif places and restaurants for great.

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • Can I obtain income from a seaside apartment?

Yes. You can use the purchased property yourself for holidays and lease it to tourists for the rest of the time. To avoid the hassle of finding tenants and cleaning the property, it’s a wise idea to hire a management company to do all the work – these services usually cost about 20% of the rent. Take into account the length of the tourist season in the location you choose: in certain regions it will be easy to rent apartments out all year round, while in others it might only be possible to do so during the high season.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
