D'Amico Immobiliare offers for sale a building plot, sea view, of 12,260 sq m in the municipality of Salve, 4 km from the beach of Pescoluse, and with the possibility of creating a 120 sq m villa in modern style, or 150 sq m in Salento style (with star vaults as in the photo), as well as porches, pergolas, barbecues, with a 40 sq m infinity pool facing the sea, infinity pool.

On the ground there is also an old rural building, consisting of a Pajara and an adjacent Curte, and with a bread oven, in perfect condition. It can be renovated and reused according to needs (bedroom with bathroom, wine cellar, changing room for the swimming pool). The Pajare made of dry stone, were used by farmers to live there in the summer, to rest from the work of the land, to store food and agricultural tools.

Almost all the property is delimited by dry stone walls, typical of Salento and protected by UNESCO, as a World Heritage Site, and on this insist olive trees, Mediterranean plants, such as figs, edible prickly pears, fragrant essences such as Rose Marino, Lentisco, Almond trees, and a small part of the land is made up of Mediterranean scrub, with bushes and oak trees, in which a second Pajara insists.

An ancient cistern dug in the rock by the peasants of the time, guaranteed them the availability of water all year round, which automatically replenishes during the rains, due to small channels dug in the few outcropping rocks present on the ground.

The morphology of the land is characterized by the slight slope towards the sea, and therefore ensures a good sea view and a wonderful panorama of the surrounding countryside, lush all year round.

The cost to build one of the two villas as represented in the two examples varies from 250,000 to 290,000 euros, depending on whether we build a modern or Salento style villa with star vaults, in both cases, including swimming pool, water hoarding with cistern or well artesian, and wastewater treatment plant (black water in the bathrooms and kitchen). Electricity already passes on the property. Possibility to connect to the public water network.

All the land in front of this property, in the direction of the sea, are all subjected to 8–9 meters, and if someone decides to build, it cannot go beyond 7 meters in height, thus guaranteeing us the sea view forever, and privacy.

The owner cultivates the land producing olive oil, fruit and vegetables, chicory and edible wild plants, all for family needs.

Both in Pescoluse and in Salve there are all the commercial activities and services useful to live here all year round.

      • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • Can I obtain income from a seaside apartment?

        Yes. You can use the purchased property yourself for holidays and lease it to tourists for the rest of the time. To avoid the hassle of finding tenants and cleaning the property, it’s a wise idea to hire a management company to do all the work – these services usually cost about 20% of the rent. Take into account the length of the tourist season in the location you choose: in certain regions it will be easy to rent apartments out all year round, while in others it might only be possible to do so during the high season.
