Sea Side LUXURY VILLA

SANTA MARIA DI LEUCA

Castrignano del Capo

Puglia, Salento, Santa Maria di Leuca, on the Ionian Sea, 100 meters from the sea, we sell Villa with swimming pool and hydro massage Jacuzzi tub, newly built, demolishing an old villa of the 1980s. The land on which it stands the splendid Villa overlooking the sea is 3,400 sq m, while the Villa measures a covered area of 147 sq m, with two external porches of 40 sq m total, and the Swimming pool of 30 sq m. In addition to a Pajara (Trullo conical dry stone trullo)) from which a single bedroom can be obtained, with the result of a stone cave effect environment, with the door to the sea and a skylight on the roof, which guarantees a lot of light and air inside.

The villa is all distributed on the ground floor, it enjoys a panorama both on the garden, typical of Salento, and on the sea, by virtue of its proximity. From here you can reach the sea about 200 meters on foot, on a very quiet stretch of coast, even in the height of summer.

The plot of land is delimited by dry stone walls, typical of the Salento countryside, and access to the property is via a side road, thus preserving its privacy. The garden is characterized by the presence of olive trees, carob trees, lentisk bushes, prickly pears, outcropping rocks and plants with the typical essence of the Mediterranean scrub.

The area around the swimming pool, used as a solarium, is arranged with lawn and various plants, with a natural Salento stone floor.

The position and orientation of the Villa follow the principles of bioclimatic, by virtue of energy saving, reaching excellent levels of thermohygrometric comfort of the spaces inside the house.

The Villa consists of three main volumes, which consist of a dry stone volume, a white plastered volume and a glazed volume that houses the large living area, connected by a bright corridor with a perspective view of the coast.

The house consists of 4 double bedrooms, three of which with en suite bathroom, a bathroom with shared laundry room, a technical room, a corridor, a large glazed living area, with fireplace and views of the garden and surrounding countryside, and a view of the coast, on whose sides there are two large shaded arcades.

The Villa and its systems have been designed according to the principles of the ”passive house“: the building covers most of its thermal needs by using passive devices, letting the plants provide the least part of the needs for environmental heating and cooling.

The position of the villa and the relative shading, the thickness of the walls, the orientation, the size and type of the fixtures (all energy saving of the ”thermal break“ type), contribute to the energy saving of the home. Energy Class ”A“. The systems are entrusted to generators of the heat pump type, with fan coil type terminals, and VMC/ Controlled Mechanical Ventilation).

The construction materials are those typical of Salento architecture: tuffs, dry stone and white plastered walls merge with the large windows that allow the surrounding nature to ”enter“ inside the living spaces of the home.

From all interiors you will enjoy a privileged view of the surrounding countryside and the coast.

A restaurant located 100 meters away offers fresh fish, to be eaten by the sea, under the stars, in the moonlight. The closest beach, Marina di Felloniche, is 1 km away, with a free beach, and an establishment with Thalassotherapy located on the rocks, with high-level services, elite catering and aperitifs at sunset.

Santa Maria di Leuca, the Pearl of Salento, is 2 km away, with all the commercial activities, a marina and boats that catch fresh fish all year round. From here, in the summer, a 35-seater armchair boat leaves for the Greek islands, reachable in just 2 hours of sailing, at a cost of 150 euros round trip.

Make the dream of your life come true, with a dream villa in Salento. All this thanks to the competence and professionalism of D’AMICO IMMOBILIARE.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
