Extraordinary apartment located on the seventh and ultimate floor of a prestigious residential building which was designed and built by the famous Milanese architect Ignazio Gardella in the late sixties. Immersed in the greenery of the gardens of Via Palestro and the Villa Reale, the building is located in one of the most prestigious areas of the city of Milan, a few meters from the renowned ‘Fashion Quadrilateral’ where the shops and ateliers of the most important brands of Italian and international fashion houses are concentrated. The proposed attic is 630 square meters and has an innovative structural design: it presents itself as a single space served by four elevators, divisible in multiple ways and is currently an open-space with numerous arrangements for all necessary utilities, with splendid terraces and a large terrace-solarium of 300 square meters upstairs where you can enjoy a magnificent 360 view of the city and its major architectural features such as the Duomo, the Velasca Tower, the Pirelli skyscraper. The solarium is accessible by an internal elevator and can accommodate a swimming pool. The prestigious architectural innovation of this project encompasses a compositional delicacy and sensitivity to the importance of the original building and the use of absolutely cutting-edge construction and technological solutions. The structure supporting the roof is composed of metal elements made of rolled steel sections and the complex curved windowed surfaces have been studied with extreme care to respect the climate comfort requirements set by current legislation. The complex structure bearing the roof is made of titanium zinc sheets. All finishes respect rigid rules dictated by the Superintendency for Cultural Heritage which protects properties of particular value and provides guidelines for reconstruction and remodelling. The contractor is willing to complete necessary works according to buyer's needs. There is also the possibility of buying an additional apartment for guests of approximately 150 square meters in the basement of the building, as well as a private fully equipped gym of 100 square meters both connected directly with the attic via elevator and both equipped with garages. Milan is the cultural and artistic capital of Lombardy and is full of vibrant life. The Duomo, with its marble facade of Candoglia and the late-Gothic architecture, is the symbolic monument of this metropolis of northern Italy. Right from its roof at the foot of the famous Madonnina, you can enjoy a unique view over the whole city. Milan is known as the Italian capital of design, which is why during each year numerous fairs, exhibitions and events are held. Creative capital of fashion and luxury, Milan is an avant-garde city, very active from an economic and cultural point of view, a reality to discover through its hidden poetic foreshortening, liberty style buildings and small architectural pearls ranging from gothic to romanesque, which are scattered throughout its beautiful historic center. These are just some one of the reasons why Milan lures millions of visitors from all over the world to visit and experience the city of glamor.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
