Location Madonna della CAMPANA

On the highest hill of Casarano, with a view that reaches as far as Gallipoli and Ugento, with a view of the sea in the distance, we offer for sale a prestigious villa with swimming pool and annex.

The town is known for its prestigious villas and its typical landscape of Salento, and for this reason favored by well-known entrepreneurs and professionals from various sectors.

The Villa has a covered area of 420 square meters, while the Dependance has a covered area of 60 square meters, and a private garden of 2,500 square meters, partly planted with ornamental plants, partly with lawn and part intended for olive groves and vegetable gardens.

The villa has a refined style and attention to every detail, arranged on two levels, houses, on the ground floor a large living room with open space kitchen, with windows overlooking the garden, 4 bedrooms, 3 of which with en-suite bathroom, and a master bathroom. All well arranged and divided with large hallways. An important internal stairwell, covered in fine wood, leads to the first floor where we find a private gym, a bedroom, a large bathroom, and a living room with a study corner, this last one glazed on all sides and built with a structure in well insulated and tasteful wood.

The property is equipped with a large swimming pool, an artesian well 280 meters deep, from which drinking water arrives for the entire property. A photovoltaic panel system for the production of electricity is installed on the roof of the villa.

In the garden there is an area used for cooking and dining, with outdoor barbecue and shaded area for dinners in the moonlight, while on the opposite side of the villa, there is the Dependance, with living room kitchen in Salento style, stone fireplace, and bathroom.

There are two accesses by car, for parking in the shade, and a central water and thermal compartment.

The villa is equipped with all the comforts to be lived always, with CLIMATE, Heating, WIFI, Alarm System.

The city of Lecce Casarano is 42 Km from the Lecce and the international airport of Salento (Brindisi),103 km. Is about 18 km from Gallipoli and 40km from Otranto.

Casarano is a center where art and culture have appeared over the centuries leaving, reflecting eloquent signs of a constant presence that have marked the different historical phases. The Roman origins of the betting in many cities in fact the name Casarano (Caesaranum) probably indicates a large area owned by such a Caesar, the Roman centurion who received awards in the land as a reward for a battle won, but no archaeological evidence has confirmed the source. The excavations carried out in November of 1976 have established, however the existence of a village, praedium rusticum, late Roman period in the area east of the Casaranello church. Certainty documented by the presence of two inscriptions dating to the Ist century A. D., found in Santa Maria della Croce (450 A. D.), one of the oldest and most valuable monuments of early Christian Pugliese, authentic jewel of the city and throughout the Salento. the Sanctuary of Campana, founded by the Byzantines, which overlooks the city from the hill and dedicated to the Virgin, venerated patroness, with St. John Almoner and also the oil mills that constitute the basement of the old town of the city with the characteristics of court houses recently revalued with the acclimatization, during the Christmas holidays, the living Nativity.

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • Can I obtain income from a seaside apartment?

Yes. You can use the purchased property yourself for holidays and lease it to tourists for the rest of the time. To avoid the hassle of finding tenants and cleaning the property, it’s a wise idea to hire a management company to do all the work – these services usually cost about 20% of the rent. Take into account the length of the tourist season in the location you choose: in certain regions it will be easy to rent apartments out all year round, while in others it might only be possible to do so during the high season.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
