The property is surrounded by 4.5 hectares of agricultural land which also includes an olive grove, vineyards and fruit trees (the current owners make their own organic wine and olive oil). The land is not included in the price but you can negotiate all or part of it in the price and/or with additional negotiation. Set in a panoramic location of the garden and facing south, there’s the 12 x 5,5 m swimming pool, characterized by an irregular shape. Next to the entrance gate there is a parking area. A small 15 m² outbuilding in wood, currently used as a pool house.

All the new materials that have been used are as similar as possible to the original ones, to give the house an antique and authentic style. The property is provided with electricity, water, underfloor heating (mains gas) and wi-fi.


This lovely farmhouse is perfect if you’re looking for a house ready to move into, where you can live and get an income by renting one of the two apartments. If you’re not looking to rent but only relax, the house could also be used as a private home with independent guest area. If needed, it could be easily modified internally to make one large house.

Location and nearby infrastructure

The location is extremely convenient because it is easily accessible via municipal road, always very well maintained. The area is quiet, with splendid panoramic views over the rolling hills. The nearest village where you can do your daily shopping, enjoy an aperitif or an outdoor dinner is only 1.2 km away. Loro Piceno is geographically located in a very favorable area: halfway between the sea and the mountains (Sibillini Mountains) it enjoys an ideal climate, which is never too hot or too cold.

      • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.
