The entire property measures approximately 3000 m² and is developed in three separate buildings: the villa of 750 square meters intended for the owners’ residence, the farmhouse of 600 m² which consists of six beautiful independent apartments, a seventh still to be restored and also a third building to be restored of approximately 800 m² The main villa has two independent entrances that divide the property into two large apartments which are accessible with each other internally. The second volume of 600 m² is now used as a farmhouse and consists of 6 apartments, each with an independent entrance to the living area with a kitchen and a working fireplace, bedrooms and a bathroom. There is also a seventh apartment still to be restored. To complete the property is a third volume of 800 m² to be restored, a small annex, an old hunters residence completely made of wood composed of an entrance onto a small living room, a kitchen, a bedroom and a bathroom, a large garden with swimming pool and 11 ha of land partly planted with olive groves, vineyards and woodland. Adjacent to the driveway of the property is a large shed now used for storing wood but easily converted into a parking area. Vicchio is a town in the Tuscan countryside of Mugello, an area with ancient Etruscan origins. Mugello was a very important region within the Florentine Republic where new urban centers emerged from the thirteenth century onwards. It was closely connected to the city both administratively and economically and the town of Vicchio remained extremely loyal to the Republic even when under siege by Spanish troops. The town is known above all for having inspired the religious scenes of Giotto who frequently evoked the colors, landscapes and atmospheres in his works. In addition to Giotto’s house is the church of Sant’Andrea Barbiana, the Cimabue bridge and the Museum of Sacred Art. Also not to be missed are the splendid Tuscan hills which surround it and which give it an atmosphere of tranquillity only a few steps from Florence.       • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.
