The property can be reached from the village via a path which leads directly to a gate that opens onto a staircase. From there one reaches the first floor and then the ground floor and the garden where there are olive trees, mandarins, lemons and other fruit trees. The sea and the train station can be both reached within a 5-minute walk. The 74 square meter building is the result of the renovation of an old farmhouse in 2000. The original architectural features have been preserved such as stone walls, vaults and slate roof. Developed on two levels, the cottage consists of two completely independent apartments, one measures about 36 sq m on the ground floor and the other about 38 sq m on the first floor. The interiors are composed as follows: The ground floor apartment consists in a double entrance from the garden where there is a splendid pergola. In the living area there is space for a sofa bed and a dining table. There is also a kitchen, a bathroom and a storage room. The first floor apartment accesses onto the living room with a double bed, kitchen and bathroom. Both apartments are provided with a gas system, electric cookers for the kitchen and LPG heating with cylinders. There is the possibility of connecting to mainline gas thanks to the recent construction of the system near the property. On the first floor there is also a fully functional fireplace. The original slate has been maintained on the roof and has been insulated ensuring excellent thermal efficiency. The land of 600 square meters with crags is cultivated with plants typical of the Mediterranean scrub such as lemon, orange, fig and persimmon as well as olive trees and aromatic plants. There is also a garden at the front of the property with a beautiful covered pergola offering a cool environment during the sunny days as well as the fantastic panorama. There is a parking lot a few meters from the cottage. Perched on a rocky promontory of 100 meters in a valley planted with vineyards, Corniglia is the central town of the Cinque Terre. The fraction of Vernazza is the second of the Cinque Terre, Corniglia is located a short distance from Monterosso, and then Manarola and Riomaggiore which are all part of the homonymous National Park and together with Porto Venere and the islands of La Palmaria, Tino and Tinetto which is a UNESCO World Heritage Site. Corniglia can be reached in many ways including the long Lardarina staircase consisting of 377 steps and also the carriage road that leads from the railway station to the village. From the town you can explore a territory surrounded by a magnificent network of paths among overhanging rocks nestled above the clear sea. The center of Corniglia is characterized by the classic Caruggi, the suggestive typical Ligurian stone streets and also by the parish church of San Pietro whose bell tower rises above the rooftops overlooking the sea.

      FAQs
      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
