Estate located in Rignano sull’Arno, a small town nestled in the green Tuscan hills with their vineyards and olive groves. The picturesque landscape contrasts with the intense blue sky making this one of the most beautiful, scenic and evocative parts of the Italian countryside. The Villa itself is unique in both concept and typology. Built in the 13th century, it has a splendid adjoining tower which was added in 1924. The interiors were restored in the 1990’s and the park and tower between 2009 and 2011. The building improvements were done with the aim of optimising comfort of living as well as to perfectly integrate the architecture with the landscape. The property could make an excellent medium-sized hotel given its great location which enjoys a long tourist season due to its proximity to Florence and other great cities as well one of the most prestigious shopping centers in Italy. All of these can be easily reached thanks to the rail and road networks. It would also be possible to construct a private heliport due to the large piece of land that is included in the property. The estate come with 46 hectares of land, some of which is vineyards and other parts which are also functional plots, each independent yet well integrated. There are three independent entrances onto the property. The main access is via a long characteristic cypress-lined avenue that leads directly to the entrance of the villa which has a beautiful porch used as a relaxation area. Distributed on two floors, the interiors consist of 12 beautiful apartments, each equipped with heating, a kitchen, bedrooms, bathrooms, beautiful working fireplaces and exposed wood beam ceilings. There is a total of 25 bedrooms, 10 kitchens, 14 bathrooms, a living room, a professional kitchen and a beautiful 145 sq m panoramic terrace with sweeping views across the Tuscan hills. The tower has already had structural works carried out including a new roof. The drains are ready to be installed. Distributed on four floors, access is onto the ground floor of 140 sq m with three rooms. The same floor plan is repeated on the first floor. On the second floor is a two-room apartment of 120 sq m with a terrace of 20 sq m. The third floor consists of a 40 sq m room with 7 windows offering a 360° panorama of the landscape. It is possible to rearrange many of the floor plans in the tower in order to make more units if so desired as many large open spaced were preserved in the restructuring. There are numerous service rooms on the property including beautiful historic cellars, a boiler room, an olive oil production room, warehouses, a laundry room, a technical room and a shop where the current owners sell their family produced wine. To complete the property are 46 hectares of land divided into arable land, woodland, 1 hectare of vineyards, olive groves and a garden with a barbeque area surrounded by fragrant aromatic and fruit plants. There is also a beautiful salt water infinity pool.

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
