Restored farmhouse with annex, garage and approximately 1 hectare of land, around 15 km from the sea. Comprises large living areas, 6 bedrooms and 5 bathrooms. A swimming pool is being built now and it’s already inclused in the price. The property comprises the main house, with a total surface area of approximately 437 sq. m, of the annex of 204 sq. m in total with a 32 sq. m portico, a veranda of 40 sq. m and the garage of approximately 45 sq. m. Main farmhouse The main house has two floors, with a large entrance on the ground floor, the open plan living area with sitting room with fireplace and dining room, dining kitchen, one bedroom, a bathroom and a utility room currently used as a laundry. From the entrance, a beautiful, decorative wrought iron staircase leads to the upper floor, where there is the master bedroom, with a large bathroom and walk-in wardrobe, three further bedrooms and two bathrooms. This floor is also accessible via its own entrance, thanks to an external staircase which is a typical feature of this type of old rural building. Annex Not far from the main farmhouse, there is the annex, a traditional building with large arched windows, portico and veranda, over three floors. On the first floor there is a living/sitting room with a large kitchen and access to the 32 sq. m portico, and onto the 40 sq. m veranda. On the first floor mezzanine there is a bedroom that opens onto the living room and a bathroom. Still part of the annex but with a separate entrance, there are two ample storerooms from which it is possible to go down to the basement floor where there is a cellar. Garage Finally, the property has a garage of 45 sq. m State and finishing The property is in perfect condition. The restoration work has retained the traditional external brick facade typical of old Marches farmhouses, while inside the highest quality materials and contemporary finishings have been used. The living area still has the original plaster vaulted ceilings and modern floors, while in the sleeping areas, there are wood-beam and tile ceilings and wooden floors. In the annex an air conditioning system with heating and cooling functions has been installed. External areas The houses are surrounded by an entirely fenced off, well cared-for garden of around 6,000 sq. m, with English style lawn, decorative flowerbeds, many trees and bushes which provide privacy. The planting of the flowers has been planned and carried out in such a way so that throughout the season the garden always has flowering plants, also thanks to the installation of an automatic irrigation system. It would be possible to build a swimming pool on the land. The remaining land, of more than 3000 sq. m, is in the immediate vicinity of the house, outside the fence. Use and potential uses Casale dei Fiori benefits from a perfect location, immersed in the countryside of the Marches and only a quarter of an hour from the sea, in a secluded but not isolated position. For this reason, the property is ideal as a holiday home, with the opportunity to host friends and relatives in the annex, with their own independence. More information is upon request.

Casale dei Fiori is a beautiful property for sale in the countryside of the Marches, only 15 km from Civitanova Marche and from the Adriatic sea, reachable in a quarter of an hour. The farmhouse, with land of approximately 1 hectare, enjoys a perfect location, south-facing, secluded but at the same time not isolated, thanks to the vicinity of other houses. The property is in the community of Morrovalle (5 km) a typical little medieval town rising up on a hill, a few km from the coast. Thanks to the link with the Tolentino — Civitanova Marche motorway, it is possible to get to the gorgeous beaches at Sirolo (47 km) and Numana (46 km) in little more than half an hour and to Ancona Falconara airport (65 km) in 45 minutes.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
