Brief description

Located 15 km from Asti, in the Piedmont countryside among vineyards and olive groves, ancient villa of representation of 2,600 square meters built on the remains of a castle of the year one thousand. Large living rooms and interiors. Garden of 1.2 hectares with indoor pool.

Geographic position

We are situated in the heart of Asti, in a land rich in history and once the scene of major disputes, just 15 km from the provincial capital and in a hilly, panoramic position that is not isolated. Here, an ancient castle, dating back to the middle ages, stands on the hillside with a magnificent view over the cultivated countryside of vineyards, stretching as far as the horizon, where the Alps rise up majestically.

Completely restored and converted into a historic representative residence, with an indoor swimming pool and a private park, the property is located about 10 minutes by car from the A33 motorway, allowing you to reach Asti in about 20 minutes, Alexandria in about 40 minutes and Turin in an hour.

The property consists of the main villa, with 1,426 gross m² of living area plus 1,000 gross m² used as storage and utility rooms, as well as an annexe of a further 170 gross m² serving the swimming pool and a large structure of 208 sqm, inside which the indoor swimming pool is located.

The nearest airport is that of Turin (83 km), just over an hour away by car, while the airports of Genoa (126 km), Milan Linate (151 km) and Milan Malpensa (164 km) can be reached in about an hour and a half.

Description of buildings

The main residence, which has a living area measuring 1,426 gross m² and over 1,000 m² of utility rooms, is spread over four levels.

On the ground floor, a charming hallway, with cross-vaulted ceilings and large windows overlooking the park, follows the L-shape of the building and leads us to the kitchens, the large frescoed living rooms, two bedrooms, bathrooms and several utility rooms (laundry, wardrobe, etc.), as well as a small private church.

The upper floor, which is accessible from three different areas of the house, includes a number of bedrooms and bathrooms, another large representative living room and a study.

In the basement, you will find ancient cellars, completely restored, from which an ancient passageway takes you directly to the indoor pool, built inside a large building with a floor area of 208 m²

The swimming pool measures 7 x 14 m, has a depth of 1.2 to 2 metres and is entirely covered with mosaic.

Adjacent to the, there is another building serving it, with a changing room, bathrooms, a living area and a large storehouse.

State and finishing

The property is in excellent condition.

It has been renovated and converted into a luxurious representative residence and has retained its original character, with elegantly frescoed living rooms and bedrooms and original terracotta flooring.

The swimming pool area is equipped with a heating system, allowing you to heat the water, the entire building and the floor around the pool. It also has a dehumidifying system for the whole area.

External areas

The ancient residence is surrounded by 1.2 hectares of private grounds, terraced over two levels, following the slope of the land. At the entrance, there is a large paved area, for vehicle access and intended as a car park, while the rest of the park is a perfectly well-kept garden.

The property is completely surrounded by a boundary wall, about 4 metres high.

Use and potential uses

This property is undoubtedly a large representative residence of great prestige, thanks to its size and unusual architectural features. It would also be perfect as a location for holding events or as a very high level accommodation facility.

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
