Traditional Umbrian farmhouse, restored, for sale 20 km from Perugia. Total surface area of around 449 sq. m on three floors, with living space, 4 bedrooms and 6 bathrooms. Property also includes 65 sq. m outbuilding split into two apartments, each with kitchen/living room and bathroom, a storeroom, and 1.2 hectares of land with pool.

Geographic position

For sale just 20 km from Perugia, perched on a small hill, the property comprises the main farmhouse, the outbuilding and a small storehouse, surrounded by around 1.2 hectares of private land with swimming pool.

The location is convenient and easy to get to, with the nearest town, useful for daily requirements and purchases, less than a kilometre away, and central in relation to Umbria’s picturesque historic centres, such as Città della Pieve (29 km) and Todi (34 km), half an hour away, or Orvieto (58 km) and Chianciano Terme (48 km) in Tuscany, less than an hour’s drive away.

The nearest airport is Perugia at 36 km, while all of Central Italy’s can be reached in less than two hours: Ancona (140 km), Florence (178 km), Rome Ciampino (176 km) and Rome Fiumicino (192 km).

Description of buildings

The main farmhouse has a total surface area of 449 sq. m on three floors.

The entrance opens onto the ground floor where there is a large living area, with the living room, sitting room and dining room, the kitchen with large pantry, a bathroom and a bedroom with en-suite bathroom.

On the first floor, a pretty mezzanine overlooks the dining room and serves as a hallway for the three bedrooms, one with en-suite bathroom, and a further bathroom.

There is another living area on the basement floor, with kitchen and living/dining room with fireplace, the laundry room and two bathrooms.

The outbuilding is next to the farmhouse and measures 65 sq. m in total, on one floor.

Inside, it has been converted into two separate apartments, each with kitchen/living room, bedroom and bathroom.

The property also includes a small annex measuring 16 sq. m, for use as a storehouse.

State and finishing

The farmhouse, whose original structure dates from the 1800s, has been restored, preserving the external features typical of a country house: the exposed stonework facade and tiled roof.

Inside, meanwhile, there is a pleasant blend of traditional and contemporary; wooden ceilings and tiled floors on the ground floor and wood floors on the first floor, the bathrooms with modern fixtures and furniture and the mezzanine which overlooks the dining room partly built from glass and steel.

The outbuilding, which is plastered on the outside, has more rustic finishings: large parts of the internal walls with exposed stone and brickwork, tiled floors and wooden ceilings.

External areas

The farmhouse is surrounded by around 1.2 hectares of private land, with a paved area immediately surrounding the buildings, an area of well-tended garden and the pool with panoramic view.

Use and potential uses

This property’s best feature is undoubtedly its location: secluded and panoramic, but at the same time convenient and unisolated, less than 1 km from the nearest town.

Thanks to its size and location, the property would be ideal as a main residence, or as a second home, with the outbuilding perfect for hosting friends and family while maintaining your privacy.

Finally, if desired, the property or part of it could be rented out as tourist accommodation on a weekly basis.

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
