On the lake, in the center of the village of Moltrasio (CO), we offer an independent villa of three floors with a garage, an attic, a stone cellar and a garden.

The villa is located on a street with a blind end, from which you can access the characteristic little port on the lake, where there is also a rowing club with boats for rent. The property is a few hundred meters from the docking of navigation that allows you to reach on foot the main town or a location with the boats. The neighborhood has bars and restaurants, thus being a wonderful place for vacation and relaxation.

The building, built at the end of 1800, was tastefully renovated by the current owners in 2011. The works have allowed to recover and enhance the original decorations making the interiors rich, compared to the rigor of the external facades. All the systems were redone, including bathrooms and the kitchen. The premises feature carefully restored historic decors and refined Venetian floors. The systems are all new, including an efficient passive surveillance system. The villa is approximately 350 m² and is located in front of the lake, offering a view of the village of Torno and, in a southern direction, of Como.

The garden is about 500 m² and gives you a lot of additional space. The property includes a stone cellar (crotto) that characterizes many buildings of the area and provides you with a cool environment to store wines and food.


The entrance gate brings you to the courtyard where there are wooden gates of the two garages. On the left there is the cellar and the staircase that leads to the large covered panoramic terrace. Going up, you enter the garden that leads to the back of the house where there is a very private terrace and a service entrance. On the first floor there is a kitchen with a dining room that remains separate from the original fireplace. The stairs bring you to a service bathroom with a laundry and a closet. On the second floor there is a suite with a TV and fireplace, a balcony with the view of the lake and a bedroom with its own private bathroom with a shower. On the third floor there are two bedrooms, a small balcony, a terrace, and a bathroom with a bathtub. The attic is available as well. It is not used today, but it is prepared for possible future use.

Location and nearby infrastructure

Moltrasio is recognized as an international touristic destination, already appreciated in the past by the composer Vincenzo Bellini, Winston Churchill and, more recently, by the stylist Gianni Versace. The core of the village, which is located on a hill, can also be reached on foot through characteristic pedestrian paths paved in stone that was extracted in this town and named after the region – “Pietra di Moltrasio”.

      • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.
