Ancient country house with a private access road planted with laurels, full of tran-quility and privacy, dates back to 1894 and probably was part of a large agricultural property, entirely built of local stone. The house of about 220 sq. m. is surrounded by 200 ancient olive trees and fruit trees, pomegranates and figs. The house has been completely and carefully renovated and enlarged respecting the surrounding nature and original architecture.

The house is arranged as follows. A large entrance hall with pavilion-shaped ceiling all in original stone as well as the walls, further there is a living room with original fireplace and from a beautiful stone vault you get to the huge winter garden furnished with anti-glazed and anti-glare windows including the walkable glass ceiling. Fully opening windows give access to the pool and garden. This local is used as living and dining area and incorporates an old oven of the house currently converted into a kitchen furnished with modern custom-built furniture and a star vaulted ceiling.

Going back through the entrance hall you enter the sleeping area. The first bedroom features walls and ceiling in original stone and hand-made and hand-painted doors. The wardrobes were created by digging the very deep walls.

Further you find the private guest area consisting of a large bedroom with original ceilings and a large bathroom. Here we also find wardrobes, doors and walls always made and painted by local craftsmen.

Two steps lead you to fantastic fully glass staircase that leads to the livable terrac-es extending over the entire surface of the house. From there you can admire a breathtaking view of olive trees, swimming pool and characteristic town of Ceglie Messapica which at night appears as a small, always lit nativity scene (the town is also famous for its excellent Apulian cuisine). In front of the staircase we find the more than spacious master bedroom with original stone walls and ceilings, with a large en-suite bathroom with all walls of glass that follows the rounded shapes of the vault of the ceiling.

Another staircase leads to the lower floor where we find another beautiful bedroom with an adjacent bathroom with a shower. This floor is also equipped with perimeter corridors furnished with long wardrobes.

Each room of the house has independent exit, double glazing with built-in mosqui-to nets.

The preservation of the ancient and rare pavilion vaults and complete restoration has transformed the rooms of this luxurious residence into a fairy atmosphere that gives to its inhabitants the sense of warm welcome immersed in the silence of the beautiful surrounding countryside.

The careful restoration provided the technological functionality of all systems: swimming pool with a salt system, artesian well, automatic irrigation of the whole garden, sophisticated systems.

All this makes the livability of the property easily enjoyable.

      • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.
