Geographic position

The property is about two km from a characteristic village between Siena and Grosseto (where you can go for your daily shopping).

The property is immersed in the peaceful hills of Tuscany.

Grosseto (34 km), Massa Marittima (35 km) and Follonica (39 km) are about thirty minutes away, whereas Montalcino (45 km) and Siena (53 km) are 45 minutes away.

The nearest airports are Florence (129 km) and Pisa (150 km), which are both one hour and a half away by car.

Description of buildings

The 2-floor farmhouse has a net saleable area of about 275 sq. m.

On the first floor, there is an elegant living room, the kitchen/dining room, a large pantry, a bedroom with a bathroom with an entrance from the outside, a canteen and a storage room both to be renovated.

On the second floor, there are a master bedroom and a double bedroom with en-suite bathroom, a single bedroom, a living area and a bathroom.

Even this floor has an independent entrance from the outside.

Those who are interested can buy 11.5 hectares of land and various outbuildings to be recovered at € 300,000, including a 56 sq. m (net saleable area) residential building and 4 outbuildings (105.60 sq. m, 25.3 sq. m, 15.4 sq. m and 8.8 sq. m, respectively) which can be used as storage rooms.

State and finishing

This farmhouse was renovated in 2013 but it kept the original characteristics and charm in the exteriors, with the stone walls and the tile roofs, and the interiors with the handcrafted terracotta flooring, wooden beams and wooden tiles and fixtures.

External areas

The property includes a private 6,000 sq. m fenced plot. The age-old trees near the farmhouse create pleasant and fresh shade areas in the summer.

The 5x10 m swimming pool is surrounded by a lawn and overlooks Tuscany’s hills.

Use and potential uses

This property is the ideal main residence or a holiday house. You can also make it profitable by adding it to the international circuit of weekly rentals.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
