We are proud to present one of the most iconic period villas in Menaggio: a prestigious mansion of the late ‘800s with magnificent panoramic stone tower, large private park with centuries-old plants, and priceless Lake View.

History merges with legend when talking about the origins of this villa: the discovery of a fascinating effigy of a mysterious lady makes the property of the villa to a countess who stayed there until the early decades of the Twentieth Century. Noted primarily because she gave work to the whole country, the generous сountess also had a small church built on the ground floor of the villa: what has now been converted into an elegant apartment was once a place of worship for the community of Menaggio.

The usual question we ask our owners about their best memories of life lived in the house, the current owner tells the story of bright anecdotes of childhood: gatherings of all the children in the country, in the large hall of the tower to play with the tracks for toy cars, the races, hide-and-seek in the huge park among the old trees, family dinners under the surreal light of a that appeared a few steps from the terrace; and then it, the room on the top floor of the tower, the most luminous and panoramic, where you went to paint when you were small. It was the dream room: every house has one.

The villa, full of enviable period details, is on four levels overall.

The basement, accessible from the romantic portico, was renovated ten years ago, faithfully maintaining the structure of the original foundations, which can be seen in the perimeter of the various rooms. This floor is independent from the other levels for heating and electricity; however it is connected internally to the rest of the villa.

The floor includes the charming kitchen-former church (with nave and apse still structurally recognizable), a large living room, master bedroom, second bedroom, bathroom, laundry and sauna, access to the cellar and technical room.

The ground floor has two spectacular terraces with 180° lake views. Here we find an elegant entrance with bathroom, a study, a beautiful living room with majestic original fireplace, dining room and kitchen.

On the first floor we find the sleeping area, with four double bedrooms, bathroom and utility room; a panoramic terrace completes this level.

Finally in the attic floor we find four large storage rooms and another bathroom.

Each floor has its own small service bathroom, with a delightful retro allure.

The property is sold unfurnished, with the possibility of buying furniture with separate negotiation.

A convenient pedestrian street connects the villa to the lake and the historic center of Menaggio in a few minutes.

A unique investment opportunity for those looking for a home with a strong personality and unparalleled historical charm.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
