A short distance from Monte San Savino, in the province of Arezzo you can spot this amazing country house of 350 m² overlooking the countryside of Siena.

In the immediate proximity of the main house there is a lovely dependance of 35 m², consisting of a kitchenette with dining area, bathroom and bedroom. Perfect to accommodate your visiting friends. The property also enjoys an underground garage of 35 m² currently used as a storage room.

The land included in the property, extends for approximately 4 ha and it is used partly as a park and partly as woodland and pasture. In the park there are many corners, each with its own peculiarities: there is a garden with rosemary hedges, a terrace with gazebo and a nice secluded corner from which, on clear days, you can see all the countryside around Siena; this part is ideal for lovers of reading or meditation. Currently there is no swimming pool but it is possible to build one.

Interior

Ground floor — entrance hall connects to a guest bathroom, dining room with TV area, large kitchen in typical Tuscan style with exit to the garden and a spacious double bedroom with en-suite bathroom. Also, on the ground floor, but with a totally independent entrance from the garden, there is a bedroom with bathroom, as well as an outdoor shower area, perfect to find refreshment during the summer months.

First floor can be accessed either by an external staircase with loggia or by an internal staircase. It is composed of a living room with grand fireplace, master bedroom with en-suite bathroom, single bedroom, bathroom, storage room and hallway leading to a fantastic terrace of 100 m² ideal for outdoor dining.

Equipment

The house is in perfect condition and ready to move into. The first floor was restored in 2001, while the ground floor was restored in 2014. In the house you can breathe a unique atmosphere: the original style has been preserved but with some modern elements which create a perfect balance. The heating system is underfloor and powered by LPG, while for water there is a private well, 100 meters deep, dug in 2000, which has a flow rate of 60 litres per minute.

Location and nearby infrastructure

The location of this magnificent farmhouse in Tuscany is extremely private, almost isolated. By the way, the good advantage is that the provincial road leading to town is very close by. This allows to get to town in only 10 minutes by car. In Monte San Savino, a lovely medieval town, you can find all services, including shops, schools, pharmacy, post office, etc.

Thanks to its central position in Tuscany, you can easily reach some of the most attractive cities and amenities, as beautiful Arezzo, known all around the world for its antique market and for the designing and production of golden jewels, Siena and Val D’Orcia.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
